Window replacement in Batumi apartments: from removal to reveals
We replace windows in occupied apartments in Batumi: the old frame comes out and the new one goes in on the same day, and the reveals are done the next. The joint is built in three layers to stand up to wind and slanting rain off the sea, and the profile and outside colour are agreed with the building's management company before ordering. uPVC windows, installed, cost from 330 ₾ per m² of opening; removal of the old window, the reveals and the windowsill are priced separately.
from 330 ₾/m²uPVC window per m² of opening, installed; removal, reveals and windowsill extra. The final price is confirmed once agreed.
- Timeline: Usually 2–3 weeks to make uPVC windows, then 1 day for 2–3 windows and another 1–2 days for the reveals
- Warranty: A 2-year warranty on installation, the joint and the external sill
Who it’s for
The bedroom frames have no thermal break, and every winter morning the windowsill is under water
The glazing unit has clouded over inside, with drops or streaks between the panes
After wind and rain the reveal gets wet, and water collects under the windowsill
A resale apartment with old windows, where the sashes have sagged and no longer seal
You live in the apartment and want the windows replaced in a day, without renovating the whole room
What’s included

- asking the management company for its requirements on the outside profile and colour
- measuring the opening, with a trial opening-up of the reveal at the old frame
- choosing the profile and glazing unit for the direction the window faces and the street noise
- removal of the old window, carrying out and taking away the frames
- setting the frame on support blocks and anchors, a foam joint without voids

When to replace a window and when a repair is enough
Window replacement in Batumi apartments is most often ordered when the frames in the rooms are wet in winter. But sometimes the joint or the glazing unit is to blame, and the frame can stay. Before the estimate, the foreman inspects the window, reveals and windowsill with a moisture meter, and we decide what to do based on where the water is.
| What you see | Usual cause | What we do |
|---|---|---|
| Drops or streaks between the panes | The glazing unit has lost its seal | We replace the glazing unit in the same frame |
| A draught from the sash, water running down the seal | The seal has hardened, the compression is off | We replace the seal and adjust the hardware |
| The reveal gets wet after wind and rain | A joint with no outer tape, an external sill not sealed to the wall | We redo the joint and external sill, and keep the window |
| Water over the whole frame in winter, corners going black | A cold profile with no thermal break in a living room | We replace the window with a warm profile |
| The sash has sagged, the frame has warped | A weak profile or a sash that is too heavy | We replace the window |
Cold aluminium is fine on a balcony, but in a bedroom in winter there is water on it every morning. Where it falls short of warm systems and uPVC is covered in our comparison of aluminium and uPVC windows. If the water in the mornings is only on the glass and the frame is warm, the window is usually not to blame: first we check the humidity and the ventilation in the apartment.
Profile and outside colour: what to agree with the building
A window in an apartment block can be seen from the street, and the look of the facade in a residential complex is usually governed by the building's rules. So we agree the profile and outside colour with the building's management company before the measurement and forward its reply to you. It is usually about the frame colour and the sash layout: a white window among the neighbours' dark frames stands out.
Inside, the frame can be a different colour: the foil finish is applied on one side or on both. In an ordinary replacement we don't change the size of the opening. Widening a window or taking it down to the floor means cutting into the wall: that is decided with the structural engineer, and the approval procedure is clarified with the architect and our partner lawyer. Some complexes have stricter rules for balcony frames, up to a ban on glazing: see the page about balcony glazing.
How a window is replaced in an occupied apartment
We take out the old frame and put the new one in on the same day, so the opening is closed by evening, and a crew gets through two or three windows a day. We cover the furniture with film and the floor with cardboard, and the noisy removal is done in the daytime, during the hours the building's rules allow.
- We take off the sashes, cut through the old foam and take out the frame. If it was plastered in together with the reveal, the reveal is knocked off down to the base.
- We clean the opening of foam and mortar, and look for cracks and voids under the future external sill.
- We set the frame on support blocks, level it and fix it with anchors or fixing plates, depending on the wall.
- We fill the joint with foam without voids, and once it has set, cover it with tapes and fit the external sill.
- We hang the sashes, adjust the compression and check that each one closes without effort.
The reveals and windowsill are done the next day, once the foam has fully set.
The installation joint: three layers, an external sill and reveals
The joint between the frame and the wall is protected on both sides: vapour gets into it from the room, and rain from outside. So there are three layers:
- a vapour barrier tape on the inside, dense, with butyl adhesive: it keeps vapour from the room out of the foam;
- installation foam in the middle: it holds in heat and keeps out sound as long as it stays dry;
- a vapour-permeable tape on the outside: it shields the foam from rain and sun and lets out any moisture that gets into the joint.
We stick the tapes to the frame before installation and take them onto the wall once the foam has set. The external sill sits on a sill support profile under the frame, sloping away from the window and with end caps, otherwise water runs in under the reveal. The junction between the external sill and the wall is sealed.
Reveals are made of plaster for painting, moisture-resistant panels or plasterboard. If a reveal is cold in winter, it needs to be an insulated reveal: on a cold surface, condensation will form even next to a new window. The joint between the reveal and the frame is closed with paintable acrylic sealant.
Glazing units for noise, sun and wind
For a noisy street we fit a glazing unit with panes of different thickness, but first we check the joint: a void in the foam lets sound through more easily than thin glass does, and the other ways noise gets in are covered on the page about apartment soundproofing. For west- and south-facing windows we use multifunctional glass, which reflects part of the sun's heat in summer. On high floors we make the sashes narrower, with a micro-ventilation setting, so that the window doesn't have to be flung open into the wind. An insect screen and blinds are easier to order together with the window, from the same measurement.
How much window replacement costs in a Batumi apartment
Replacing a uPVC window costs from 330 to 480 ₾ per m² of opening: this price includes the new window and its installation. Thermally broken aluminium for large openings costs 895–1,080 ₾ per m². Separate lines cover removing the old window, from 84 ₾ per window, reveals and external sills, from 54 ₾ per linear metre, and fitting the windowsill, from 48 ₾ per linear metre: that is labour only, and the windowsill itself is paid for separately.
It costs more with a dark foil finish on the outside, a frame built into the plaster, and on high floors, where the external sill is fitted with fall protection. Replacing windows during a renovation is cheaper, since the reveals and windowsill are being redone anyway. The final cost is set after the site measurement and once the estimate is agreed.
What to check in the photos before the reveals are closed
Once the reveals are done, the joint can't be seen, so the foreman sends photos of each window before the finishing. The pictures should show:
- the inside tape stuck along the whole perimeter, with no breaks at the corners;
- foam filling the whole joint, with no gaps;
- on the outside, the tape taken onto the wall, and the external sill sloping and fitted with end caps;
- the drainage holes at the bottom of the frame open, with no foam in them.
When the reveals are finished, we run water from a hose over the joint. The photos of the joint stay in the handover file.
Stages and timelines
-
Photos and building rules
1–3 days
You send photos of the windows from outside and inside, and we ask the management company for its requirements on profile and colour. You receive a preliminary estimate within 24 hours on business days.
-
Measurement
1 day
The foreman measures the opening, opens up the reveal in one spot to see the edge of the old frame, and checks the wall under the external sill.
-
Manufacture
2–3 weeks
The windows are made to your dimensions, in our experience in 2–3 weeks, and the factory gives the exact time when the order is placed. Meanwhile we agree the windowsill, reveals and screens.
-
Removal and frame installation
1 day
We cover the furniture and floor, take out the old window, clean the opening and set the frame level on anchors.
-
Joint and external sill
1 day
We fill the joint with foam, seal it with tapes inside and out, and fit the external sill. Each window is photographed.
-
Reveals and windowsill
1–2 days
We make the reveals of the chosen type, fit the windowsill and seal the joint between the reveal and the frame.
-
Testing and sign-off
1 day
We run water over the joint and adjust the sashes. You sign the certificate on site or by video.
Local specifics in Batumi
By the sea, rain in a strong wind often comes in almost horizontally, and the wind forces water into every gap in the facade. On sea-facing windows in a strong wind, water can be pushed back into the profile through the drainage holes at the bottom of the frame. On such windows we fit drainage valves: they open under the weight of water from inside and close against the wind from outside.
On high floors we replace windows from inside the apartment, with fall protection. If the external sill or the outer joint can't be reached from inside, the work is done by a rope access team, and that is a separate line in the estimate. We choose the day for this work by the forecast: the wind at that height is stronger than at ground level.
If the building's rules require a dark frame and the window faces the sunset, we use a uPVC profile with dark foil and extra reinforcement, and divide the opening into narrower sashes. In summer the evening sun heats a dark frame more than a white one.
Materials and brands
uPVC windows are ordered on REHAU profiles, warm aluminium on Asistal systems, and the hardware we fit is ROTO. The glazing unit is usually triple-glazed: with multifunctional glass on the sunny side, and with panes of different thickness for a noisy street.
For the joint we use a butyl vapour barrier tape and a vapour-permeable tape from the same system, and low-expansion foam so that it doesn't bow the frame. External sills are painted aluminium: galvanised steel rusts faster at the cut edges by the sea. Anchors and fixings are stainless steel. You choose the windowsill: uPVC, quartz composite or natural stone. In the bathroom and kitchen the reveal and windowsill are moisture-resistant.
What makes up the cost
Timeline: Usually 2–3 weeks to make uPVC windows, then 1 day for 2–3 windows and another 1–2 days for the reveals
- the windowsill, reveals and external sills are priced separately per linear metre
What raises the cost
- a frame built into the plaster, and a reveal broken during removal
- warm aluminium instead of uPVC in large openings
- a foil finish on the outside in the colour set by the building's rules
- a high floor, where the external sill is fitted with fall protection or by rope access
What lowers the cost
- replacement during a renovation, when the reveals and windowsill are being done anyway
- several windows of the same size in one order
We prepare the exact estimate from measurements and photos. It’s free and comes with no obligation.

A 2-year warranty on installation, the joint and the external sill. If water comes through the joint or a sash sags because of the installation, we fix it at our own expense, including any reveal that had to be opened up. The profile, glazing unit and hardware carry the manufacturer's warranty, and we hand over the documents.
Questions and answers
How much does window replacement in a Batumi apartment cost per m²?
A uPVC window, installed, costs from 330 to 480 ₾ per m² of opening, and thermally broken aluminium from 895 to 1,080 ₾. For an unheated balcony, cold aluminium works, from 330 to 420 ₾ per m². Removing an old window costs 84–120 ₾ per window, and reveals and external sills 54–72 ₾ per linear metre.
If you have bought the window yourself, we price the installation as labour, at 240–300 ₾ per window. Fitting a windowsill costs 48–60 ₾ per linear metre, and the windowsill itself isn't included in that price. We send a preliminary estimate from photos within 24 hours on business days, and the final cost is set after the site measurement and once the estimate is agreed.
Can windows be replaced in winter or in the rainy season?
Yes. Winter in Batumi is mild, and the opening stays open for only a few hours: we take out the old frame and put in the new one on the same day, and the room is closed by evening. It is best to switch off the air conditioner for that time and close the door to the room, so as not to send warm air outside.
Rain is trickier. The outer tape can only be stuck to a dry wall, so we choose the installation day by the forecast. If it starts raining during the work, we cover the opening with film and finish the tape afterwards. On the windward side of a high floor we don't replace windows in a storm: a frame can't be held at that height in a strong wind.
Do you need the management company's approval to replace windows in an apartment?
If the look of the window from outside changes, as a rule, yes. The appearance of the facade in a residential complex is usually governed by the building's rules, so we agree the profile and outside colour with the building's management company before ordering and forward its reply to you. If the building requires written consent, we order the windows only once it has been given.
Besides the building's rules, there is the law. Resolution No. 255 of the Government of Georgia on issuing construction permits lists repair and cladding of a facade among the works that do not need a permit, provided the building's dimensions and appearance do not change significantly; this does not apply to cultural heritage monuments. How this applies to your building and your windows we clarify with the architect and our partner lawyer before ordering, and we don't take on widening an opening without a structural engineer.
Can windows be replaced without redoing the reveals?
Partly. If the old frame sits loosely in the opening and isn't built into the plaster, it can be taken out with hardly any damage to the reveal, and we choose a new one of the same width. The narrow strip of reveal next to the frame still has to be restored: the joint tapes need to be taken onto the wall, otherwise the joint is left exposed. The joint with the frame is then covered with a narrow trim or sealant in a matching colour.
If the frame was once plastered in together with the reveal, the reveal breaks during removal. Then we restore the reveal next to the frame and paint it all over so that no patch is left. Which case you have can be seen at the measurement: that is why we open up the reveal in one spot.
Is it worth replacing windows if the apartment is still under the developer's warranty?
First, it is worth making a claim to the developer under the warranty clause of the contract. If a window leaks, a glazing unit has misted up inside or a sash doesn't close, it may be a warranty case for the developer, and once the window has been replaced, the defect can no longer be proved. We film the window, measure the moisture in the reveal and describe the defect, and you pass this report on to the developer.
It is a different matter if the windows are exactly what the contract specifies, for example cold aluminium under the building's specification. There is no defect here, as the developer supplied what it promised, and the replacement is then at your expense. Before removal we film the old frames anyway.
