Staircase installation in Batumi for duplex apartments: steel frame and timber
We do staircase installation in Batumi duplex apartments on a steel stringer with timber treads. We weld the frame in the workshop to measurements taken after the screeds on both levels are done, bolt it together in the apartment and fix it to the concrete slab with chemical anchors. The balustrade is metal, glass or timber. If there is no opening, or it has to be enlarged, we work only to a structural engineer's design and with a permit. A turnkey staircase of 12–16 steps costs from 12,900 ₾.
from 12 900 ₾turnkey staircase: steel frame, treads and balustrade, labour and materials. The final price is confirmed once agreed.
- Timeline: 3–5 weeks for a straight 14-step staircase into an existing opening: 2–3 weeks of fabrication in the workshop and 3–5 days of installation; a new opening adds time for the design and the permit
- Warranty: 2-year warranty on the frame
Who it’s for
The developer handed over a duplex apartment with an opening in the slab but no staircase
You are combining two apartments one above the other and need an opening and a staircase between them
The old staircase creaks, wobbles and booms under footsteps so loudly that it can be heard downstairs
You have small children, and the edge of the double-height space needs a secure balustrade
The apartment is let, and the treads have to stand up to guests in outdoor shoes and suitcase wheels
What’s included
- measuring the opening and the height from finished floor to finished floor
- a drawing with the step layout and fixing details for your approval
- a structural engineer's design if the opening is new or being enlarged
- fabricating the steel frame in the workshop, priming and painting
- oak, ash or pine treads finished with oil or lacquer
- installation on chemical anchors over resilient pads
- a metal, glass or timber balustrade and a handrail
- cable and light fittings for step lighting
- protecting the treads until handover and sign-off against a checklist
Which staircase suits a duplex apartment
The shape of the staircase is set by the opening in the slab and by how much floor space downstairs you are prepared to give it. A straight flight is more comfortable and simpler to make, but it is long. A turn saves length, and a spiral staircase takes up the least space and is the least suited to everyday life.
| Shape | How much space | When it makes sense |
|---|---|---|
| Straight flight | A long opening along a wall | The stairs are used often and things are carried up and down |
| With a 90° or 180° turn | Shorter than a straight flight, needs a corner | The opening is short and there is no long wall |
| Spiral | A small-diameter circle | Upstairs is a study or guest room, and no furniture is carried up it |
If children or elderly parents live in the apartment, we recommend a straight flight or a turn with a landing: on the narrow end of a winder step it is easy to miss your footing on the way down. How a staircase changes the rest of a duplex apartment renovation is covered on a separate page.
The slab opening: existing or to a design
If the developer has left an opening, we measure it and the headroom: from a step to the slab above it we allow no less than 2 m. An existing opening is often made for a different staircase, and we fit the flight to it.
A new opening, or enlarging an old one, alters the load-bearing slab. That is reconstruction: it needs a permit and a structural engineer's design with calculations, temporary props and a steel frame around the edge, as explained on the page about apartment layout changes. We confirm the procedure for your building with the architect and our partner lawyer before work starts.
Stringers, treads and their dimensions
We weld the frame from steel box section: two stringers along the sides of the flight, or a single one in the centre, a mono stringer. Two stringers are stiffer; a mono stringer looks lighter but needs a larger section. We size the section by calculation for the length of the flight.
We calculate the step height from the finished floor below to the finished floor above, so we measure only after the screeds on both levels are done. We divide the height into equal steps, which usually comes to 16–18 cm with a going of 27–30 cm. A step one centimetre higher than the rest will catch your foot for years.
We cut the treads from edge-glued oak or ash panel about 40 mm thick: it behaves more steadily than a solid board. Pine and larch are cheaper but softer, and are more often painted. We match the tone to the floor and to any other wood cladding in the interior.
How we fix the staircase to the slab and walls
The staircase carries people's weight to the slab below and to the edge of the opening above. There the frame sits on steel plates fixed with chemical anchors. Before drilling we locate the reinforcement with a detector: a bar cut through at the edge of the opening weakens the slab.
Partitions in Batumi new builds are usually aerated concrete block and won't hold a flight, so we fix only the handrail to them, with through bolts. We set the plates on resilient pads and tighten the anchor nuts over resilient washers. Without this isolation every step goes into the slab under the lower level, that is, into the neighbours' ceiling. How this kind of noise is reduced is covered in the section on apartment soundproofing.
Balustrades for the staircase and the double-height space
We fit the balustrade along the flight and along the edge of the opening upstairs, using metal posts, glass or timber balusters. The glass is laminated, bonded from toughened sheets: on impact the fragments stay on the interlayer.
We set the handrail about 90 cm above the nosing of the steps, and make the balustrade around the opening upstairs at least a metre high. In an apartment with children we keep the gap between posts to no more than 10 cm and fit no horizontal rails, so that nobody can climb them. We fix the posts and glass to the concrete, not to the cladding: cladding won't take a sharp pull on the handrail.
Order of work and step lighting
The frame and treads are made in the workshop while the finishing goes on in the apartment. We install the frame before the last coat of paint goes on the walls, fit the treads and balustrade at the end, and until the apartment is handed over the flight stays covered with cardboard.
We decide on the lighting before plastering: wall lights by the steps and LED strip under the treads need a cable, and on a finished wall it can't be run without chasing. Switches at the bottom and top, and night-time switching by a sensor, are planned together with the apartment lighting layout.
How much staircase installation in Batumi costs for a duplex apartment
A turnkey steel frame staircase with timber treads and a balustrade, 12–16 steps, costs from 12,900 to 19,200 ₾. The price includes labour and materials: the frame with fabrication, painting and installation, the treads, the balustrade and the handrail. The frame on its own costs 5,700–8,400 ₾, and an oak or ash stair tread, finished and installed, from 350 to 480 ₾ each.
You can save on the wood species: a solid pine or larch stair tread blank costs 70–115 ₾, but that is the material only, with no finishing or installation. We price the balustrade by length, from 690 to 1,080 ₾ per linear metre installed, and a long edge along the double-height space pushes up the total. Winder steps, a mono stringer and lighting for every step cost more. The final cost is set after the site measurement and once the estimate is agreed.
What to check when you sign off a staircase
- the steps are all the same height: we allow a difference of no more than 5 mm;
- the treads don't creak or rock when you stand on the edge;
- the frame doesn't hum or flex when you come down quickly;
- the balustrade doesn't give when you lean your full weight on it;
- the welds are ground smooth and painted, with no chips after installation.
You can also sign off the staircase by video call: the foreman will show you every joint in close-up.
Stages and timelines
-
Measurement and brief
1 day
The foreman measures the opening, the height between the finished floors and the space downstairs for the first step. You choose the shape of the flight, the wood species and the balustrade.
-
Drawing and estimate
3–5 days
We draw the staircase with the step layout and fixing details, and price the frame. If the opening has to be cut or enlarged, the structural engineer's design comes first.
-
Fabrication
2–3 weeks
The frame is welded in sections sized to the service lift, primed and painted. The treads are acclimatised in the apartment and finished on all sides.
-
Frame installation
1–2 days
We locate the reinforcement, drill for the chemical anchors, set the plates on resilient pads and bolt the sections together. The joints are photographed.
-
Treads and balustrade
2–3 days
Once the walls are painted, we fix the treads, balustrade and handrail, connect the lighting and cover the flight with cardboard until the apartment is handed over.
-
Sign-off
1 day
We check the height of every step, listen for creaks and test the stiffness of the frame and balustrade. You sign the completion certificate on site or by video call.
Local specifics in Batumi
In a Batumi high-rise the frame goes up in the service lift, and the lift car sets the length of every part. So we make the stringer in sections sized to the car and bolt them together in the apartment. We avoid welding on site: metal spatter pits the glazing units and burns through the floor protection, and the smoke can set off the building's fire alarm.
The wood has to live in damp air. An empty apartment takes on moisture in winter, in summer the air conditioner dries it out for days on end, and the treads swell and shrink in turn. Before installation we acclimatise the treads in the apartment, finish them on all sides, including the underside and the ends, and leave a gap at the wall. If the upper level opens onto a terrace, the bottom steps get sand and salt from shoes, so for them we choose a finish with extra wear resistance.
Drilling anchors into concrete is loud, so we schedule this part of the installation for the hours the building allows.
Materials and brands
In a staircase, the section of the steel and the moisture content of the wood matter more than the brand. We weld the stringer from box section sized by calculation, prime it with anti-corrosion primer and paint it in the workshop, and touch up any chips after installation with paint from the same batch. We cut the treads from edge-glued oak or ash panel, and use pine and larch where the treads will be painted. We check the moisture of the panel with a moisture meter before cutting.
Hardwax oil keeps the grain visible, and a worn tread can be refreshed without sanding the whole staircase. Floor lacquer is easier to clean, but it is repaired a whole tread at a time. We use laminated toughened glass for the balustrade, chemical anchors for fixing to the concrete and resilient pads under the plates.
What makes up the cost
Timeline: 3–5 weeks for a straight 14-step staircase into an existing opening: 2–3 weeks of fabrication in the workshop and 3–5 days of installation; a new opening adds time for the design and the permit
- the size of the service lift car: it sets the number of frame sections
What raises the cost
- a turn with winder steps or a landing instead of a straight flight
- a mono stringer, which needs a larger section
- a glass balustrade along the whole edge of the double-height space
- a new or enlarged opening in the slab: a structural engineer's design and strengthening
- lighting for every step
What lowers the cost
- a straight flight on two stringers
- pine or larch treads for painting
We prepare the exact estimate from measurements and photos. It’s free and comes with no obligation.

2-year warranty on the frame, fixings, treads and balustrade.
If a tread starts to creak or the balustrade works loose because of the installation, we retighten or redo the joint at our own expense. Lighting cable in the wall, if we laid it, counts as concealed wiring and carries a 5-year warranty. Photos of the anchors and plates before they are covered go into the handover file.
Questions and answers
How much does a staircase to the upper floor of an apartment in Batumi cost?
A steel frame staircase with timber treads and a balustrade, 12–16 steps, costs from 12,900 to 19,200 ₾ turnkey, including labour and materials. Separately, the frame costs 5,700–8,400 ₾, an oak or ash tread, finished and installed, 350–480 ₾, and the balustrade 690–1,080 ₾ per linear metre.
We send a preliminary estimate from photos of the opening and the height between floors within 24 hours on business days. The final cost is set after the site measurement and once the estimate is agreed.
Can an opening for a staircase be cut in the floor slab?
It can, but only to a structural engineer's design and with a permit: in a cast-in-place concrete building the slab is load-bearing, and an opening in it counts as reconstruction. The engineer places it well away from the columns, because around a column the slab works in punching shear, and that is where an opening weakens it most. The engineer also calculates the size of the opening and the steel frame around its edge.
We cut with a diamond blade and water, along the outline, without a rotary hammer: impacts crumble the concrete at the edge. Before cutting we put temporary props under the section being cut out and under the edge, and take the concrete out in pieces. Wet cutting makes almost no dust but is noisy, so we agree the day with the building's management company.
How much space does a staircase take up in a duplex apartment?
With about 3 m from finished floor to finished floor, it usually comes to 17 rises of 17–18 cm, that is, 16 treads, with the last step landing on the floor of the upper level. A straight flight with a 27–28 cm going takes up about 4.3–4.5 m of length on plan and 0.9–1 m of width. A turn with a landing or winder steps shortens the length but takes up a corner.
A spiral staircase fits in a circle about 1.5–2 m across, but carrying furniture, laundry and suitcases up it is awkward. It goes where people rarely go upstairs. We give exact dimensions after measuring the opening.
Why does a staircase on a steel frame creak?
Most often the wood is rubbing against the metal or against the next tread. The tread has shrunk after its first summer under the air conditioner, the screws have loosened, and no pad was fitted between the tread and the frame plate. Sometimes it is the frame itself that booms: it isn't secured tightly to the slab and responds to every step.
At the inspection the foreman walks the flight and finds where the sound comes from. Pads, retightening the fixings and checking the anchors are usually enough. If the cause is our installation, it is covered by the warranty.
Which staircase balustrade is safe if there are small children in the apartment?
Vertical posts with gaps of no more than 10 cm, or solid glass. Children use horizontal rails as steps, so in such an apartment we don't fit them. The glass is laminated and toughened, and the balustrade around the opening upstairs is made higher than the handrail on the flight.
A safety gate can be fitted at the top and bottom of the flight, and we build in the mounting points for its hinges during installation. We fix the railings to the concrete, not to the step cladding, and at sign-off we test them by leaning our full weight on them.
