House extension in Batumi: more floor area without a new storey

A house extension in Batumi gives a room, a kitchen, an enclosed terrace or a garage next to the house and puts almost no load on the old walls. It is a good option when the house foundation is too weak for an extra storey and there is space on the plot allowing for setbacks from the neighbours. The main difficulty of an extension is the junction: the new part settles differently from the old house, and if they are rigidly tied together, cracks will run along the joint and water will leak into it.

Its own foundation and a joint

We almost always place an extension on its own foundation and separate it from the house with a movement joint. That way the new part can settle in its own way, and in an earthquake the two buildings do not hit each other. We close the joint with flexible materials outside, on the roof and in the floor, so it cannot be seen and no water gets in. How a foundation is chosen for the soil is on the foundations page.

What to build from

OptionWhat it suits
Concrete and blockLiving rooms, kitchen, bathroom, garage
Aluminium frame with glassConservatory, glazed terrace
Light steel frameCanopy, summer kitchen, utility extension

For a living extension we usually choose the same technology as the house, so the walls, windows and facade look like one whole. Glazed extensions on an aluminium frame are described on the glass extension page. If you need a garage, see the garages page.

The way into the house

  • an opening in a load-bearing wall is made only to calculation;
  • temporary props go in before opening up;
  • the opening is framed with a steel frame or a reinforced concrete lintel;
  • the house services are extended into the extension;
  • the extension floor is brought level with the house.

A new opening in a load-bearing wall weakens it, so the position and size are chosen by the structural engineer, not by the crew's convenience. If the wall is old and cracked, it is strengthened first.

Roof and water

The most vulnerable point of an extension is where its roof meets the house wall. Water from the large roof runs onto the small one, and in a downpour more water reaches the junction than you would think. We make the junction with a flashing tucked under the wall finish, the right fall and a separate gutter. The waterproofing of the extension foundation is joined to the house waterproofing; more on the waterproofing page.

Permit and setbacks

An extension increases the floor area and footprint of the house, so it usually needs a permit, and after construction it is registered. City Hall will check setbacks from the boundaries and the plot coverage ratio: on small plots an extension often runs into exactly these coefficients. If a terrace is just under a canopy without walls, the procedure can be simpler. An enclosed terrace or conservatory is also worth planning straight away; more on the houses with a terrace page.

How much an extension costs

A house extension in block or concrete without finishes costs from 1 110 ₾ per m². A turnkey glazed extension or conservatory on an aluminium frame from 2 580 ₾ per m², an opening in a load-bearing wall with a steel frame from 2 520 ₾. Strengthening the house strip foundation with a jacket from 660 ₾ per linear metre if needed at the junction, the extension design from 78 ₾ per m². The final cost is set after inspecting the house and plot and agreeing an estimate.

Local specifics in Batumi

Plots in Batumi are often small, and an extension runs into setbacks from neighbours and building coefficients. So we first work out how much floor area can really be added, and only then draw. On the slopes around the city an extension often sits lower or higher than the house, and then retaining walls and steps between levels appear.

Seaside downpours test every joint. Water from the house roof falls onto the extension roof, the wind drives rain into the joint between the walls, and a poorly made junction starts leaking in the very first autumn. A seismic joint is needed here not only for settlement but also so that in an earthquake the house and the extension move each in its own way.

Materials and brands

A foundation to suit the soil: strip, raft or piles. Walls of aerated concrete, ceramic block or in-situ concrete like the house, or an aluminium frame with double glazing for a conservatory. Steel or reinforced concrete lintels and frames for the wall opening. Flexible sealants and expansion joints for the movement joint, roof flashings, gutters. Waterproofing joined to the house waterproofing.

What makes up the cost

Timeline: a house extension including design and permit usually takes 4–8 months, the construction itself 2–4 months

  • floor area, technology and complexity of the junction

What raises the cost

  • a slope and retaining walls
  • an opening in an old load-bearing wall with strengthening
  • a complicated junction with the house roof
  • a cramped plot without machine access

What lowers the cost

  • a freestanding extension with a link
  • a simple mono-pitch roof

Questions and answers

How much does a house extension in Batumi cost?

A block or concrete extension without finishes costs from 1 110 ₾ per m², a turnkey glazed extension on an aluminium frame from 2 580 ₾ per m². An opening in a load-bearing wall with a frame from 2 520 ₾, the design from 78 ₾ per m². The final cost is set after inspecting the house and plot and agreeing an estimate.

Why can't the extension simply rest on the old foundation?

The old foundation is designed for its own house, and a new load may cause it to settle. Besides, the new and old parts settle differently. If they are rigidly tied together, cracks will run along the junction. So the extension stands on its own foundation, with a movement joint between it and the house.

Is a permit needed for an extension?

Usually yes, because an extension changes the floor area and footprint of the house. City Hall will check setbacks from the boundaries and the plot coverage ratio. After construction the extension is commissioned and registered, otherwise when you sell the house the floor area in the extract will not match the real one.

Can a large opening be made in the house wall?

Yes, if the structural engineer has calculated it. An opening weakens a load-bearing wall, so temporary props go in before opening up, and the edges are framed with a steel frame or a reinforced concrete lintel. In an old cracked wall we strengthen first and only then make the opening. We screen off the dusty part of the work with sheeting so that no dust settles in the living rooms.

Won't the junction with the house leak?

Not if the junction is done properly. We tuck the extension roof under a flashing on the house wall, close the joint with flexible materials, fit a separate gutter and join the foundation waterproofing. We photograph this detail before it is closed up, and it is covered by our guarantee.
