Partial apartment renovation in Batumi: one room or one job
Partial apartment renovation in Batumi is for when you need to redo one room, a bathroom, the kitchen or one job across the whole apartment, such as the floors or the doors. The other rooms are usually lived in while we work, so we close off the doorway with a zip door in plastic sheeting, take the waste out every day and tell you the noisy days in advance. A single room of 12–18 m² with mid-range materials costs from 5,100 ₾, and wet areas are priced separately.
from 5 100 ₾/roomone room of 12–18 m², labour and mid-range materials. The final price is confirmed once agreed.
- Timeline: 2–4 weeks for a single room of 12–18 m², usually 3–5 weeks for a 4–6 m² bathroom; exact timing after the site measurement
- Warranty: 2 years on the work, 5 years on concealed pipes and wiring
Who it’s for
You live in the apartment and want to redo one bedroom without moving out for a month
A tenant has moved out and left one room damaged, while the rest of the apartment is fine
The bathroom has started leaking to the neighbours below, but the rest of the renovation is still fresh
You want to replace the floors or all the doors in the apartment without touching the walls
Your child has grown up, and the children's room needs to become a teenager's room or a study
What’s included
- inspection of the room, the consumer unit and the circuit that feeds its sockets
- a zip door in plastic sheeting and protection of the hallway from the front door to the room
- strip-out of the old finishes in one go, waste carried out in bags every day
- sockets off the existing circuit, or a new circuit from the consumer unit as a separate line
- preparing and painting the walls and ceiling, or a stretch ceiling
- new flooring, with the joint to the old floor under the door leaf
- doors, skirting boards and light fittings
- cleaning the room and the route from it to the front door
- bathroom, kitchen and balcony as separate lines in the estimate
What we mean by partial renovation
Partial apartment renovation in Batumi covers one room, one wet area or one type of work across the whole apartment, while everything else stays as it is. Most of the time someone is living in the apartment while we work: the owner and their family, or a tenant. That shapes the protection, the schedule and the order of work, and the estimate shows it as separate lines.
| Job | What we do | What we touch outside the room |
|---|---|---|
| Bedroom, children's room, study | Walls, ceiling, floor, doors, sockets and lighting | The threshold to the hallway, the circuit in the consumer unit, the route for carrying out waste |
| WC or bathroom | Everything down to the slab: the pipes from the isolation valves, waterproofing, tiles, sanitary ware | The riser, the neighbours below, the threshold height at the hallway |
| Kitchen | Splashback, water and drain outlets, wiring for appliances, floor and walls | Circuits in the consumer unit, the ventilation duct, the floor joint with the living room |
| One job across the whole apartment | New flooring, doors or painting in every room | Furniture that we move from room to room |
If the surfaces need refreshing in the whole apartment at once, that is a cosmetic renovation of the whole apartment. Pricing it room by room doesn't pay: the crew loses days moving between rooms and protecting each one all over again.
Joins with the old finishes
Almost every dispute after a partial renovation starts at the line where new meets old. We look at these places at the site measurement and write the solution into the estimate, so that it doesn't come up on site on the last day.
- Floors. New flooring with underlay rarely comes out flush with the old floor in the hallway. We compare the heights at the site measurement and choose the underlay thickness or the subfloor levelling before the flooring is ordered.
- Paint. A wall the work has touched gets painted in full, from corner to corner. If it runs on into the hallway with no corner, we take the boundary along an architrave or the edge of a recess, not across the middle of the wall.
- Tiles. The same range is hard to find a few years later. In a bathroom it usually works out cheaper to retile the whole wall or the whole floor than to hunt for a similar tile for one strip.
- Doors. A new leaf sits badly in an old frame, so we replace the whole door set and match the architraves to the neighbouring doors.
- Electrics. A room's circuit often runs through a junction box in the next room, and new points load both. Before adding them, we run a continuity check on the circuit, and if it is aluminium or overloaded, we offer to replace the wiring in that room as a separate line.
How we keep the dust in one room
No renovation is completely dust-free, but the dust can be kept in one room. We fit a zip door in plastic sheeting over the doorway and tape it round the edges. The hallway floor from the front door to the room is covered with heavy cardboard with taped joints, and over parquet we add plywood sheets as well, for the bags and the trolley.
The sander and the wall chaser are connected to a construction vacuum. We cover the ventilation grille and the air conditioner in the room with plastic sheeting and keep them off: the indoor unit draws dust in and then blows it round the apartment. Waste goes out in bags the same day, and in the evening we vacuum the route from the room to the front door.
On your side, it helps to put clothes and electronics in the other rooms away in closed wardrobes and to keep the doors shut on strip-out and sanding days. These are the dustiest days, and we tell you the dates in advance.
Scheduling when people live in the apartment
We group the noisy work together and give you its dates in advance: strip-out, chasing, drilling for fixings. The law allows noisy work from 08:00 to 23:00, but in an occupied apartment we usually agree a shorter working day, and in buildings with strict rules we follow them. Skim coating, painting and assembly are quiet and barely get in the way.
If the apartment has only one bathroom, you won't be able to use it during the strip-out, waterproofing and tiling. That is a noticeable part of the timing, and on those days it is easier to stay somewhere else, so we put the dates without water and a toilet into the schedule before work starts. The kitchen is simpler: we move the fridge and the microwave into the next room and leave a working socket there.
If a tenant lives in the apartment, we agree the schedule with them too: when the tradesmen come, who has the keys, which rooms are closed. What matters most in the finishes to someone renting for a year is covered on the page about renovation for long-term rental.
Bathroom, kitchen or balcony on its own
A wet area in a partial renovation needs more than its floor area suggests. We don't lay tiles over old waterproofing that nobody knows anything about. We remove the tiling, check the pipes from the isolation valves on the riser and redo the waterproofing: a liquid membrane in the bathroom and a flexible cement-based compound in a trayless shower. The order of work and the choice of sanitary ware are described on the page about turnkey bathroom renovation.
In the kitchen, a partial renovation often starts with new appliances. An induction hob, an oven and a dishwasher each need their own circuit from the consumer unit, and it is easier to run them before the new splashback goes on. What to think about when replacing the units and moving the sink is covered on the page about kitchen renovation. A balcony is priced per square metre, and the first things we check are the threshold and the fall: that is how water gets under the floor of the room.
Minor repairs without a crew
Sometimes the whole renovation comes down to a couple of hours' work: replacing a mixer tap, moving a socket, adjusting a door, redoing the silicone in the shower. That doesn't need a crew. A tradesman comes with the tools and consumables. If lots of small jobs like these pile up, especially in an apartment that is let, apartment maintenance with scheduled visits is more convenient.
How much partial apartment renovation in Batumi costs
Renovating a single room of 12–18 m² costs from 5,100 to 7,800 ₾. This price includes labour and mid-range materials for the walls, ceiling and floor. Wet areas are separate lines and are priced differently, for labour and rough-work materials: a turnkey bathroom of 4–6 m² costs 5,880–8,400 ₾ without tiles and sanitary ware, and a kitchen of about 10 m² 5,400–7,800 ₾ without the units. A tradesman's call-out for minor repairs, plumbing or electrics costs 69–96 ₾ per visit, and parts are paid for against receipts.
The price goes up with furniture that has to be moved and covered, a new circuit from the consumer unit, joining the floor and tiles to the adjacent rooms, and a short working day in an occupied apartment. An empty room with level walls and a sound screed is closer to the lower end. The final cost is set after the site measurement and agreement of the estimate. The price of each stage is written into the contract and doesn't go up unless the scope changes.
Stages and timelines
-
Inspection and estimate
1–2 days
We look at the room, the consumer unit and the route from the front door that waste and materials will take. A preliminary estimate from photos arrives within 24 hours on business days, and the exact one after the site measurement.
-
Schedule with you
1 day
We agree the noisy days, the working hours and what gets moved out of the room. If a tenant lives in the apartment, we agree the schedule with them too.
-
Protection and strip-out
1–2 days
We fit the zip door, cover the hallway, remove the old finishes and carry the waste out the same day.
-
Electrics and walls
1–1.5 weeks
We cut the chases with a vacuum attached, run the cable and photograph the route. Then we level and skim coat the walls and ceiling.
-
Floor, doors, painting
5–7 days
We lay the floor with a joint to the old one, fit the doors and skirting, and give the walls a finishing coat from corner to corner.
-
Cleaning and handover
1 day
We take down the protection and clean the room and the hallway. You accept the work on site or by video.
Local specifics in Batumi
In Batumi residential complexes, a partial renovation is more often held up by the building's rules than by the work itself. Reception asks for a list of workers and the working hours, the service lift has to be booked in advance, and in some buildings noisy work is allowed in narrower hours than the law sets. We find out these rules before drawing up the schedule: stripping out one room takes a day or two, and it is convenient to put it on days when the lift is free.
In winter the windows of an occupied apartment stay closed, and we keep the door to the room being renovated shut because of the dust. The air in there hardly changes, and skim coat and paint take longer to dry than in summer. In a room like that we put in a dehumidifier or switch the air conditioner to heating, and before painting we measure the moisture in the external wall.
Finding tiles or laminate “like in the hallway” a few years later is hard: the ranges in Batumi showrooms change, and that batch is long gone. If the product codes are in the handover file or on a box, we search by them, including with suppliers in Tbilisi. If not, we suggest not hunting for “almost the same” and making the joint under the door or adding a contrasting insert instead.
Materials and brands
In a partial renovation, the brand matters where new meets old. If the colour code is still on the tin or in the handover file, we buy paint of the same brand and series, for example Caparol or Chromodomi, and still paint the whole wall. Skim coat and primer are Knauf or Ceresit.
For the bathroom we take the waterproofing, tile adhesive and grout from one range by Ceresit, Mapei or Weber: that way the manufacturer has tested the layers for compatibility. Kastamonu or Kronotex laminate suits a bedroom or living room, and if the joint with the hallway falls in the area by the entrance, we recommend SPC vinyl, which wet shoes don't harm. We use protective film and masking tape that come off paint and parquet without leaving marks.
What makes up the cost
Timeline: 2–4 weeks for a single room of 12–18 m², usually 3–5 weeks for a 4–6 m² bathroom; exact timing after the site measurement
- the grade of flooring and doors mainly changes the cost of materials
What raises the cost
- furniture that stays in the room and has to be moved and covered
- a new circuit from the consumer unit instead of sockets off the existing one
- joining the floor and tiles to the adjacent rooms
- an occupied apartment: protecting the route, daily cleaning, a short working day
What lowers the cost
- an empty room and a clear route to it from the front door
- walls and screed that only need preparation, not levelling
- several rooms or jobs in one visit by the crew
We prepare the exact estimate from measurements and photos. It’s free and comes with no obligation.

A 2-year warranty on the work in the room we renovated.
If we run new cable, water pipes or drains in the walls and floor along the way, they carry a 5-year warranty. The warranty doesn't cover old circuits and pipes outside the renovation, but we show you their condition in photos before work starts.
Questions and answers
How much does it cost to renovate one room in an apartment in Batumi?
Renovating a room of 12–18 m² costs from 5,100 to 7,800 ₾ per room. The price includes labour and mid-range materials: preparing and painting the walls and ceiling, flooring and skirting. The bathroom, kitchen and balcony are priced separately, with their own lines in the price table, and there the price covers labour and rough-work materials, without tiles, sanitary ware or furniture.
A room with furniture that can't be moved out, a new circuit from the consumer unit and a tricky floor joint with the hallway is closer to the upper end. We'll send a preliminary estimate from photos and a plan within 24 hours on business days. The final cost is set after the site measurement and agreement of the estimate.
Which is better value: renovating an apartment one room at a time or all at once?
If you are going to redo the whole apartment within the next year anyway, doing it all at once costs less. Every separate visit by the crew means protecting the hallway, strip-out, carrying out waste and cleaning all over again. At the joins with rooms we haven't reached yet, we have to make temporary fixes, and later they get redone.
One room at a time makes sense when the rest of the apartment is in good order, when you live there and can't move out, or when the budget has to be spread out. In that case, decide in advance where the new circuits from the consumer unit and the pipes will run. If the cable to a far room runs through the hallway, it is easier to cut the chase in the hallway on the very first visit, before the new finishes go on.
Can a wall be touched up so that the patch doesn't show?
A small patch can sometimes be hidden with the same paint and the same colour code, if the paint is matt and the wall was painted less than a year ago. The older the paint, the more the difference shows: by the window the wall fades, and in walkways it darkens from hands. A touched-up patch also differs in texture: the roller lays the paint differently than on the first coat, and in side light from the window it shows even with an exact code.
So we repaint the whole wall, from corner to corner, in two coats. We record the brand, series and colour code in the handover file: a few years later you can use them to buy the same paint instead of matching the shade by eye.
How do you join new and old flooring without a raised threshold?
First we compare the heights. New laminate with underlay, or SPC vinyl, often comes out a few millimetres higher or lower than the old floor in the hallway. If the difference is small, we level the subfloor in the room with a thin self-levelling layer or use underlay of a different thickness, and the joint comes out flush.
The joint itself goes under the door leaf, so it can't be seen from either the room or the hallway. A floating floor needs an expansion gap at the edge, so it can't be joined with no profile at all: we fit a low metal or cork profile in the colour of the floor. A joint with tiles is finished the same way, and we decide on it before the flooring is ordered.
Can the flooring in the whole apartment be replaced without moving the furniture out?
Yes, if we go room by room. We move the furniture from one room into the next, take up the old flooring, check the screed with a straightedge, lay the new flooring and skirting, put the furniture back and move on. We leave the packs of laminate or SPC vinyl in the apartment in advance: according to manufacturers' instructions, flooring usually needs a day or two to adjust to the apartment's temperature and humidity.
We don't take out the fitted kitchen or built-in wardrobes. The flooring runs up to their plinths, and we don't run a floating floor under heavy furniture: it gets pinned down and the joints open up. After a new floor goes in, interior doors sometimes have to be trimmed at the bottom.
