Home office design in Batumi apartments: desk, camera shot and quiet
We do home office design in Batumi apartments for people who work from home for hours at a time and spend much of the day on video calls. We decide where the desk goes, what colleagues will see in the shot, how to light your face in the evening, where to put papers and equipment away and how to combine the office with a guest room. Working from the drawings, the electrician fits the sockets and network points exactly where the desk will stand. A home office design costs from 1,980 ₾. This is the designer's work, and furniture and renovation are extra.
from 1 980 ₾/roomhome office design: 3D, sockets, network and lighting at the desk; furniture and renovation extra. The final price is confirmed once agreed.
- Timeline: 3–5 weeks for the design of a home office of about 10 m² with 3D and drawings, if your comments on each stage come back within 2–3 days
- Warranty: 2 years on the work, 5 years on concealed pipes and wiring
Who it’s for
You work from Batumi on European time, and your main calls fall in the evening
The second bedroom of a 2+1 (two-bedroom) apartment has to become a home office where a guest can stay over in summer
Two people in the family work from home and have calls at the same time
A work corner in the living room has to be put away in the evening, together with the equipment and papers
The renovation is finished, but there are no sockets where the desk will go, and you don't want to cut chases
What’s included
- a measured plan of the room with the windows, door and service boxing
- two or three desk positions with walkways and the camera shot
- 3D visualisation of the home office with the evening lighting for calls
- an elevation of the wall behind the chair: shelves, colour, background lighting
- a plan of sockets and network points with heights from the desktop
- a lighting plan by circuit: desk, face, background, general
- a drawing of a built-in desk, wardrobe or shelving unit with a compartment for equipment
- a bed layout if the home office doubles as a guest room
- a materials list for furniture, lighting and finishes with product codes
What home office design decides
Home office design in Batumi apartments starts with your working day. How many hours you spend at the desk, how many monitors you use, whether there is a printer and paperwork, how often and at what time you have calls, and whether you work alone or with someone else. A home office for two calls a week and one for eight hours on video are designed differently.
Then we decide where the workspace will be and bring the desk, the chair, storage, the camera shot, lighting and sockets together on one plan. The work done from these sheets, from soundproofing to the network cable, is described on the page about home office renovation. This page is about what the designer decides before that.
Where to put the workspace: three scenarios
| Where | Advantages | What we decide in the design |
|---|---|---|
| A separate room | the door closes, and work things can't be seen from the rest of the apartment | the desk position and the camera shot, storage, a bed for guests if one is needed |
| A corner of the living room | no extra room is needed, and there is more daylight | how to separate the desk from the sofa and TV, where to put the equipment away in the evening |
| A recess in the bedroom | quiet in the daytime, when the bedroom is empty | a desk light that doesn't disturb someone asleep, doors that close off the work things |
In the living room we separate the desk with a shelving unit, a glass partition or sliding door, and sometimes simply turning the desk round is enough. We choose by where the daylight comes from and what will be behind you. The kitchen, the way through to the bedroom and family members behind your chair will be in every call, so a wall or a shelving unit behind you is the better option.
Desk, chair and monitor: workspace dimensions
We work out the width and depth of the desk from the equipment, and the height from your height. Someone 170–180 cm tall usually finds a desk 72–75 cm high comfortable, and for anyone shorter or taller an adjustable desk works better. The top of the screen goes at eye level or slightly below, at arm's length, about 60–70 cm away.
Shelves above the desk are hung higher than the top edge of the monitor, usually 50–60 cm above the desktop, and more precisely according to the chosen screen model. A monitor bracket is fixed to the wall only if there is concrete or a backing board behind it. Under the desk we leave legroom with no drawer unit in the middle, plus a tray under the desktop for power supplies and spare lengths of cable. The drawer unit goes on castors so that it can be rolled out of the way for cleaning.
The camera shot for video calls
On a call your colleagues see part of the room behind you, and we design that part as carefully as the desk. A background in a calm colour of medium lightness, a shelf or shelving unit with a few objects, a picture without glass. A white wall makes your face look darker, because the camera adjusts to the bright background, and a strong colour gives your skin a tint.
The best background is a metre to a metre and a half behind the chair: this gives depth, and the camera doesn't pick up every unevenness in the wall. We try not to leave the door in shot, otherwise everyone who comes in ends up on screen. The camera should be at eye level, so a laptop on the desk needs a stand and a monitor needs a bracket at the right height.
Light on your face for evening calls
Light on the desktop and light on your face for the camera do different jobs. General lighting and downlights above the chair cast shadows under the eyes and a bright spot on the forehead. A face looks better in soft light from the front or from the side at an angle of 30–45 degrees, at roughly eye level: a wall light with a diffuser by the monitor works, and so does a light-coloured wall opposite that reflects light onto you.
Behind you we add soft light on the background, such as a lamp on a shelf or lighting in the shelving unit. It separates you from the wall, and the picture doesn't look flat. The desk light, face light and background light go on separate switches by the desk and have the same colour temperature, otherwise the camera gets confused by the different shades and your face comes out yellow one moment and bluish the next.
Storage: paperwork, equipment and supplies
We decide what to keep in the home office from a list: folders and documents, a printer and paper, a router or network storage drive, chargers, headphones, spare cables. Open shelves look good on camera but fill up with clutter within a week. We make most of the storage closed and leave one open shelf for the background.
The printer and router need air and a socket inside the cabinet. We draw a compartment for them with ventilation holes or without a back panel and bring the socket out right inside it. Drawers for small items are shallow: in a deep drawer everything piles up in layers, and the thing you need is always at the bottom.
Home office and guest room in one
The second bedroom in a 2+1 (two-bedroom) apartment often works as a home office all year round and becomes a guest room when relatives come to stay. We choose the bed by how often guests come. A sofa bed is simpler and cheaper, while a wall bed takes up less space in the daytime, so the office doesn't turn into a bedroom. A wall bed is fixed as the manufacturer's instructions require, usually to a concrete wall, and when it is open it needs a walkway of about 60–70 cm in front. We draw the desk so that it doesn't have to be moved.
By the bed we put a socket and a wall light, and in the wardrobe we set aside a shelf for guest bed linen and pillows. In an apartment for long-term rental we keep the workspace too: a desk against the wall, sockets above it and a light that won't disturb sleep if there is only one room.
Sockets, network and sound on the drawing
From the furniture plan we prepare a sheet for the electrician: sockets with their heights from the desktop, network points, light switches by the desk and by the door, and the place for the router or Wi-Fi access point. If the desk stands in the middle of the room, we show a floor box with its exact position, which has to be known before the screed is laid. On the plan the air conditioner goes away from the chair and from the desk with the papers. All these sheets are part of the working drawings from which the estimate is priced.
Sound is also solved on paper. If there are neighbours behind the wall, we mark that wall for lining, as described on the page about wall and ceiling soundproofing, and against echo we plan a rug, heavy curtains and, if needed, acoustic panels on the wall opposite the desk.
How much home office design costs in a Batumi apartment
A design for a home office or a work corner costs from 1,980 to 3,000 ₾. The price includes the measured survey, a desk position with the window to the side, 3D visualisation, drawings of the sockets, internet points and lighting, and the design of the wall that will be seen on video calls. The lower end of the range reflects our minimum order: the survey, site visits and set of sheets are almost the same for a room and for a corner of the living room.
In a whole-apartment design, the home office usually goes into the technical design project at 78–96 ₾ per m² of the apartment, with 3D of one room added for 660–960 ₾. Built-in furniture, combining the office with a guest room and workspaces for two raise the price of the design. Furniture and renovation are not part of the design price: a network socket with cable run costs 110–155 ₾ per point, and acoustic slat panels 83–110 ₾ per m² of material. The final cost is set after the measured survey and once the scope of the design is agreed.

Review with the site foreman
1 day
We go through the sheets with the foreman before the rough work, so that the floor box, network points and backing boards end up in the right places.
Local specifics in Batumi
Georgia stays on UTC+4 all year round, with no daylight saving time. The Central European working day ends here at 20:00–21:00, while Israel and Moscow are one to two hours behind. So for people who work with Europe, the main calls often fall in the evening, when it is dark outside, and we design the light on your face for that time first of all.
In new builds with floor-to-ceiling windows the desk isn't pushed right up against the glass: in summer it is hot there, in winter there is a cold draught, and there is no windowsill to put anything on. We usually set the desk 30–40 cm back from the glazing or put it against a side wall.
An apartment by the sea is often bought as a second base, and the home office appears after the renovation, in a room with no sockets where the desk will go. In that case the design shows what can be done without cutting chases: sockets and cables built into the furniture itself, cable in skirting trunking and a wireless switch for the work light.
Materials and brands
We make the desktop from melamine-faced chipboard or plywood with an HPL laminate surface and edging on every edge: by the sea this surface doesn't mind damp and stands up to elbows, mugs and a mouse. Solid wood looks good on a work desk, but in winter, with high humidity, it can warp unless it is oiled or lacquered on all sides, including underneath.
Everything that appears in shot or faces the screen is matt: the wall paint, the furniture fronts, picture frames without glass. The socket block above the desk comes from the same range as in the rest of the apartment, with network and USB modules. Fabric, felt and slat panels work against echo, and we choose them from samples without tying them to a brand.
What makes up the cost
Timeline: 3–5 weeks for the design of a home office of about 10 m² with 3D and drawings, if your comments on each stage come back within 2–3 days
- the number of sockets and network points hardly affects the design price
What raises the cost
- a built-in desk and wardrobe with a compartment for equipment
- combining the home office with a guest room: a wall bed or a sofa bed
- workspaces for two in one room
- a glass partition in the living room included in the drawings
What lowers the cost
- ready-made furniture and a desk from a catalogue
- a work corner without a separate room or a partition
We prepare the exact estimate from measurements and photos. It’s free and comes with no obligation.

The contract states how many revisions each stage includes.
If a socket or floor box built to the drawing ends up somewhere other than where the desk stands, the sheet is corrected in the way the contract sets out. When we carry out the renovation to the design, our work has a 2-year warranty and the cables we have laid in the walls and floor 5 years, while furniture, light fittings and equipment carry the manufacturer's warranty.
Questions and answers
How much does home office design cost in a Batumi apartment?
A design for a home office or a work corner costs 1,980–3,000 ₾. The price includes the measured survey, the desk position, 3D visualisation, drawings of the sockets, network points and lighting, and an elevation of the wall that will be in shot on calls. Built-in furniture, a home office with a guest bed and workspaces for two take the price towards the top of the range.
This is the cost of the designer's work; furniture and renovation are priced separately. We give a preliminary price from the apartment plan within 24 hours on working days, and the final cost is set after the measured survey and once the scope of the design is agreed.
Do I need a height-adjustable desk in a home office?
If you spend more than half the day at the desk, we recommend planning for an electric sit-stand desk. Many people find it more comfortable to alternate between sitting and standing, and a desk like this also adjusts to two people of different heights.
In the design we prepare three things for it. The socket goes on the wall below the desktop, and the cables get enough slack not to pull tight when the desk goes up. The shelves above the desk move to one side of the monitor, because in the raised position the screen rises with the desktop. The cable tray is fixed to the desktop itself so that it moves with it.
How do you plan a home office for two if both people work from home?
What gets in the way most for two people in one room is calls at the same time. If they happen every day, two workspaces in different rooms are better: the main one in the home office and the second in the bedroom or a living room with a door. If there are few calls, two people fit into a room of 10–12 m², with the desks along one wall and a shelf or panel between them, or set in an L shape.
We don't put the desks back to back, because then each person sits in the other's shot all day. Each workspace has its own light, its own sockets and its own network point, and a headset with a microphone takes care of the rest.
How do you protect documents and equipment in a home office from damp?
In winter, humidity in seaside apartments stays high, especially if the apartment is often empty for long periods. Paper goes wavy, the printer starts pulling in two sheets at a time, and documents in cardboard folders start to smell damp over time. So we keep papers in a closed cupboard on an internal wall, not on an external one, where it is colder and condensation forms.
In the equipment cabinet we plan ventilation and a socket, and in the room a separate socket for a dehumidifier for the winter months. If you go away for a long time, a dehumidifier on a timer or an air conditioner in dry mode brings the damp down, and important papers are put away in plastic boxes with lids for that time.
How do you choose a chair for a home office?
We choose the chair to suit the desk and your height. The seat should go up and down so that your feet rest on the floor and your elbows are level with the desktop. The seat depth is adjustable or matches the length of your thigh, leaving a few fingers' width between the front edge and the back of your knee. The armrests should slide under the desktop, otherwise the chair can't be pulled up to the desk.
Castors are chosen for the floor: soft ones for hard flooring, hard ones for carpet. If the chair is in shot, we choose its colour together with the background, and it goes into the materials list too.
