Bathroom design in Batumi: tiles, sanitary ware and lighting

We do bathroom design in Batumi for your own apartment and for rental. We place the sanitary ware around the riser, draw the tile layout and an elevation of every wall, and draw the water and drain outlets, the ventilation, the heated towel rail and the lighting at the mirror. The crew builds from these sheets without making up dimensions on site. A design for one bathroom costs from 1,980 ₾, while tiles, sanitary ware and the renovation are paid for separately.

from 1 980 ₾/roomdesign of one bathroom: sanitary ware, tile layout, 3D and outlets; renovation extra. The final price is confirmed once agreed.

  • Timeline: 3–4 weeks for a 4–6 m² bathroom with 3D and the full set of sheets; a tile layout with an outlet sheet and no 3D takes about a week
  • Warranty: 2 years on the work, 5 years on concealed pipes and wiring

What we decide in a bathroom before the first sketch

In a bathroom of four or five square metres, water, drainage, wiring, ventilation and tiling all meet, and almost all of it ends up behind the tiles. In a bedroom you put a mistake right by moving the furniture. In a bathroom you put it right with a hammer drill. So we start bathroom design in Batumi with a survey of the building services, and the tiles are chosen later.

At the survey we mark the riser, the ventilation shaft, the developer's outlets and how far the floor can be raised without a step at the door. This shows where a shower can go, whether a bath will fit and where the washing machine will stand. Then we ask who will be washing in this bathroom: a family with a child, a tenant for a year or guests for three nights. The work itself, from screed laid to a fall to the water test, is described on the page about how we do a bathroom renovation with waterproofing and a floor drain.

The dimensions we work from

In a new build the bathroom usually has to fit into 3–6 m², and a few centimetres decide how comfortable it is. The table shows our practice, not a regulation: we adjust the dimensions to the family's height and the models you choose.

ItemWhat we usually allowWhy
Space in front of the toiletfrom 60 cm, 70–75 cm is comfortableyour knees don't hit the door or the side of the bath
From the centre line of the toilet to a wall or basinusually 40 cm, at least 35 cm in a tight bathroomotherwise your elbow hits the wall
Basin rim80–85 cm above the finished floorfor a tall family we raise it to 90 cm
Walkway in front of the basin and bathfrom 70 cmyou can bend over without your back touching the wall
Walk-in shower without a trayfrom 90×90 cm, 90×120 cm is comfortablein 80×80 your elbows knock against the glass
Shower mixer100–110 cm above the flooryou reach the handle without bending down
Washing machinea recess of 62–65 cm, 60 cm clear in front of the doorthe gap absorbs vibration, and the laundry comes out easily

If a dimension doesn't fit, we show it on the plan and suggest a substitute: a wall-hung basin instead of a vanity unit, a sliding door instead of a hinged one, a shower instead of a bath.

Tile layout and wall elevations

A wall elevation shows one whole wall as if it had been taken down and laid flat on a table: every tile and joint, the cuts, the mixer, the niche, the socket, the heated towel rail, the access hatch and the mirror, with dimensions from the corner and from the finished floor. The project has an elevation for every tiled wall and a separate floor layout.

We choose the tile size for the room, not from a photo in a showroom. The bathroom ceiling is lowered to box in the extractor fan, and a 60×120 tile can end up meeting it as a strip ten centimetres wide. In that case we set out the tiles from the ceiling and push the cut row down to the bottom, where the bath or vanity unit will hide it. Boxing and niches are built from plasterboard, and we would rather move the boxing 2–3 cm so that its edge falls on a joint than leave a narrow sliver of tile at the corner.

On the floor, the drain sets the layout. With a linear drain by the wall, the floor falls in one direction, and large porcelain tiles go down with hardly any cuts. Around a point drain the tiles are cut in an envelope pattern, so a smaller size works better there. We count the tiles for each product code with a margin for cuts and order them in a single batch. What you can get in Batumi straight away and what you will have to wait for is covered under materials selection for your renovation.

Water and drain outlets for the chosen models

The plumbing setting-out sheet shows every outlet: water, drain, the concealed mixer body, the installation frame, the floor drain, the washing machine and the water heater. Each one has its distance from the corner, its height above the finished floor and its pipe diameter, and the plumber marks up the walls from the sheet.

We take the outlet heights from the specifications of the chosen model: a wall-hung basin and a vanity unit need the drain at different heights, and each installation frame has its own outlet height. That is why we approve the sanitary ware models together with the layout, not in the last week of the renovation. Where we can, we keep the toilet by the riser, and bring the shut-off valves and the cleanout to an access hatch whose edges line up with the tile joints. If the apartment has a separate toilet or guest WC, its sheets are part of the same set.

Niches and storage

A bathroom holds the bottles of two or three people, spare toilet paper and washing powder, a hair dryer, a first-aid kit and cleaning products. Without a place drawn for them, they all end up on the edge of the bath and on top of the washing machine.

  • A shower niche in a partition or in boxing. We don't cut a niche into a cast concrete wall without a structural engineer.
  • Boxing over the installation frame gives a shelf 15–20 cm deep.
  • Under the basin, drawers instead of a door, with a cut-out in the top drawer to clear the trap.
  • A mirror cabinet 12–15 cm deep, if it can be partly recessed into boxing.

Lighting at the mirror, in the shower and at night

We put the mirror light at face level, at the sides or as a frame around the glass, so there are no shadows under your eyes. We use 3000–4000 K and a colour rendering index of 90 or more. A mirror with lighting and demisting needs a cable outlet behind the glass, so this outlet and the hair dryer socket go on the elevation before tiling. Otherwise the wire comes out of a joint at the side.

The shower light has its own circuit, and at night a dim light near the floor comes on from a motion sensor. We try to put the extractor in the corner furthest from the door or by the shower, so that the air coming in under the door crosses the whole bathroom. If the ventilation shaft is somewhere else, a duct runs to it above the ceiling, and we allow for its height in the tile layout. How the bathroom lighting fits into the lighting scenes of the apartment is settled in the apartment lighting design.

A bathroom for yourself and for rental

For your own family we more often keep a bath if there is a small child, and plan more closed storage. A double basin needs a worktop of at least 120 cm, and in a 4 m² bathroom that space usually goes to the washing machine.

A bathroom for short-term rental is designed for quick cleaning between guests and for the listing photo. We separate the shower with a fixed glass panel without a door, because on a door the hinges are the first thing to break. We use mid-grey grout, put up hooks for every guest plus a couple more for wet swimwear, and choose sanitary ware brands whose spare parts are sold in Batumi. Everything else for apartments like this is on the page about designing apartments for short-term rental.

Mistakes you only see on a drawing

  • The tiles were bought before the survey, and a narrow strip was left by the ceiling.
  • The door opens inwards and hits the basin.
  • The heated towel rail hangs behind the open door.
  • The basin is centred on the wall and the mirror on the tiles, and the two centre lines are 5 cm apart.

So we check the elevations with the site foreman before work starts, and issue the working drawings for the crew once the sanitary ware and tiles have been approved.

How much bathroom design costs in Batumi

The design of one bathroom or toilet costs from 1,980 to 3,000 ₾ per room. The price covers placing the sanitary ware, the tile layout with wall elevations, 3D, and drawings of the water and drain outlets, the ventilation and the heated towel rail. You are paying for the designer's work: tiles, sanitary ware and the renovation are paid for separately.

A tile layout on its own, with tile quantities, costs from 390 to 600 ₾, and 3D of one room on its own 660–960 ₾. As a guide, a turnkey renovation of a 4–6 m² bathroom costs from 5,880 ₾ for labour and rough-work materials.

The design price goes up if the wet area moves away from the riser, and with a walk-in shower without a tray, made-to-measure furniture and a complex tile layout. It comes out lower for a bathroom where the fixtures go on the developer's outlets. We give a preliminary price from the apartment plan, and the final cost is set after the survey and once the set of sheets is agreed. The number of revision rounds at each stage is written into the contract.

Stages and timelines

  1. Survey and questions

    1 day

We measure the bathroom and look at the riser, the ventilation shaft, the outlets and how much the floor can be raised. We ask who will use the bathroom: a family, a tenant or guests.

  2. Placing the fixtures

    3–5 days

We offer two or three options for where the shower or bath, basin, toilet and washing machine go. You choose one.

  3. Tiles, models and 3D

    1–2 weeks

We select the tiles and sanitary ware models and make 3D views with these materials from two or three angles.

  4. Working sheets

    5–7 days

We draw the wall elevations, the floor layout, the water and drain outlets, the electrics and ventilation, and work out the tile quantities.

  5. Materials list and estimate

    1–2 days

We hand the materials list with product codes and the sheets to the site foreman, and the bathroom renovation estimate is priced from them.

Local specifics in Batumi

Apartments by the sea are mostly got ready for the summer, and in that schedule the bathroom is one of the slowest rooms: its renovation takes 3–5 weeks, and tiles or a mixer ordered in take several weeks more. So if the apartment is to be let from the start of the season, we try to get its bathroom design approved in winter.

Batumi has a VitrA showroom and a Grohe shop where you can see tiles and sanitary ware in person. Some brands are sold only in Tbilisi or to order, and we fit their delivery time into the schedule ahead of the rough work: the concealed mixer body and the installation frame go in before the tiles.

In summer people come into the bathroom straight from the beach. Sand settles in the drain, so we choose a floor drain with a removable grate and a strainer that the cleaner can take out in a minute, and by the shower we draw hooks for wet swimwear. Holders and hooks are stainless steel or plated brass: thin chrome on cheap metal starts to spot in a bathroom by the sea within a couple of seasons.

Materials and brands

We name a brand where an item has a hidden part. A concealed mixer body and an installation frame only work with parts from their own system, Grohe, Hansgrohe or Geberit, so we enter the model and series in the materials list with product codes at the design stage, before the rough work.

We select bathroom porcelain tiles from VitrA, Roca, Halcon or Marazzi, and in the shower we use epoxy grout from Mapei or Ceresit. We choose a VitrA or Roca basin and toilet by the depth and shape of the bowl, to suit the walkway. Sockets by the basin have a cover and IP44 protection, and we match the Legrand, Schneider Electric or ABB range to the rest of the apartment.

What makes up the cost

Timeline: 3–4 weeks for a 4–6 m² bathroom with 3D and the full set of sheets; a tile layout with an outlet sheet and no 3D takes about a week

  • the number of tiled walls and their height: each elevation is a separate sheet

What raises the cost

  • moving the shower or bath far from the riser
  • a walk-in shower with a floor drain instead of a ready-made tray
  • made-to-measure furniture under the basin and a mirror cabinet built to a drawing
  • a complex layout: large format, mosaic, joints lined up on every fixture
  • a second bathroom or guest WC in the same project

What lowers the cost

  • the fixtures stay on the developer's outlets
  • no visualisation: only the tile layout, elevations and outlet sheet

We prepare the exact estimate from measurements and photos. It’s free and comes with no obligation.

Guarantees

The contract covers revisions and errors in the sheets.

The number of revision rounds in each stage is written into the contract before work begins. If it turns out on site that an outlet or niche on an elevation doesn't match the real position, the designer corrects the sheet, and the contract sets out how such an error is put right and who is responsible for it. If we carry out the bathroom renovation, it has its own warranty: 2 years on the work and 5 years on the pipes we laid in the walls and floor.

Questions and answers

How much does bathroom design cost in Batumi?

The design of one bathroom or toilet costs from 1,980 to 3,000 ₾ per room. This covers placing the sanitary ware, the tile layout and wall elevations, 3D, and drawings of the water and drain outlets, the ventilation and the heated towel rail. Tiles, sanitary ware and the renovation are not included: they are separate purchases with a separate estimate.

The price goes up if the shower moves far from the riser, and with made-to-measure furniture and a complex tile layout. We give a preliminary price from the apartment plan within 24 hours on business days, and the final cost is set after the survey and once the set of sheets is agreed.

Does a small 3 m² bathroom need a design project?

A small bathroom needs one even more than a large one. In three square metres the fixtures stand right next to each other, and a 5 cm mistake means the door won't close while the washing machine is open, or your elbow hits the shower glass.

If you don't need 3D, the fixture plan, the outlet sheet and the tile layout with quantities are enough. In a project like this a collage of the chosen tiles and sanitary ware can stand in for the picture, but nothing can stand in for the dimensions.

Can you design a bathroom if the sanitary ware has already been bought?

Yes. We take the dimensions from the fixtures themselves and their specifications, not from the catalogue: the outlet height of the toilet, the depth of the basin, the size of the concealed mixer body. We draw the outlets and the tile layout around them.

Sometimes something you have bought doesn't fit: the bath is a couple of centimetres longer than the wall, or the basin is deeper than the walkway by the door allows. We tell you this at the layout stage, before the crew starts cutting chases in the walls. Then we decide whether to exchange the model while the shop will still take it back, or move the boxing.

Which tiles should I choose for a bathroom without a window?

Light or mid-tone tiles with a warm undertone, and matt ones on the floor. Without daylight, dark tiles on every wall soak up the light from the fittings, and the bathroom feels smaller than it is. A dark tone can stay on one wall, in the shower or on the floor, as long as the rest is light.

Dark gloss shows drops and soap marks, and white gloss shows every joint. The compromise is usually a matt or satin finish. We check the colour on a sample under the light fittings chosen for the project, because the light in a showroom is completely different.

How high should bathroom tiles go?

In the shower and over the bath we take the tiles at least up to the height of the shower head, about 2 m, and more often to the ceiling: these walls get wet and are cleaned every day. On the other walls the tiling can stop at 1.2–1.5 m, with washable moisture-resistant paint above. That means fewer tiles and joints, and the bathroom costs less.

We put the top edge of the tiling on a joint and level with the top of the mirror, the installation boxing or a niche, so that it doesn't run through the middle of the mixer or a socket. In an apartment for short-term rental we usually tile to the ceiling: the walls there are washed more often, and paint by the shower loses its looks faster.
