Adapting a standard house plan: why it is needed

Adapting a standard house plan fits a ready-made design to a specific plot. A ready-made design saves time on the concept and architecture, but it was drawn for another place: a level plot, different soil, a different climate and different codes. Built as is, its mistakes surface in the excavation, on the roof or when connecting to services. Adaptation keeps what you liked about the house and changes what does not work on your plot.

What changes during adaptation

  • the position of the house on the plot, taking setbacks and terrain into account;
  • the foundation, based on the plot's soil report;
  • a seismic check of the frame to Georgian codes;
  • the roof and details for coastal downpours and wind;
  • service entries and the plant room location;
  • replacing materials with ones available in Batumi.

We decide the siting from a topographic survey; without one it is easy to place the house so a car cannot get in and water from the plot runs to the front door. More on the topographic survey page.

Foundation and seismic loads

The foundation in a standard design is calculated for a notional soil that may not exist on your plot. The structural engineer recalculates it from the soil report and checks the frame for seismic loads: many catalogue designs were made for regions without earthquakes. Sometimes it is enough to strengthen the joints; sometimes column and floor sections have to change. How this is calculated is on the structural design page.

The plot dictates changes

A narrow city plot may not fit the house with its setbacks, and then the plan has to be compressed or rotated; more on the houses on narrow plots page. On a slope, a catalogue house for a level plot sits on a lower ground floor or on split levels, and the entrance, stairs and terrace change. More on the houses on slopes page.

Rights to the design

A ready-made catalogue design is bought with the right to build a house from it, and changes are usually made with the author's consent or within the purchased licence. Before adapting, we check what exactly you bought: just pictures and plans, or working drawings with structure. Catalogues often sell a nice album with no working drawings in it, and those have to be made from scratch. It is better to find this out before buying: send a link to the design and we will tell you what it contains and what will be missing for building in Batumi.

A ready-made design or your own

Adaptation is cheaper than a new design, but not always. If the layout, facade, structure and services of a ready-made design all need changing, it is better value to make your own design from scratch. We say so honestly after the first review. A comparison of building versus buying ready-made is on the build or buy a finished house page.

How much adaptation costs

Adapting a standard design to the plot with siting, a foundation based on the soil report and services costs from 3 300 ₾. A standard house design with a set of working drawings from 4 800 ₾. Foundation calculations and working drawings based on the soil report from 1 680 ₾, a topographic survey of a plot up to 1 000 m² from 1 020 ₾, a geotechnical survey from 3 000 ₾. A design change during construction with a change sheet from 480 ₾. The final cost is set after reviewing the design and the plot and agreeing the scope of changes.

Local specifics in Batumi

Ready-made designs are most often drawn for level plots in central Europe or Russia: snow on the roof, dry air, frost penetration and no seismic loads. In Batumi it is the other way round: almost no snow, but downpours and sea wind, high humidity, groundwater close to the surface on the coast and clays on the hills, and Adjara is in a seismic zone.

So during adaptation we most often change the foundation, roof and window junction details, add overhangs and ventilation, and check the frame for earthquakes. A basement from a catalogue design sometimes has to be replaced with an above-ground lower floor on a plot by the sea.

Materials and brands

The ready-made design electronically, a topographic survey of the plot, a soil report, zoning rules and utility connection terms. Software for architecture and frame analysis. A set of drawings with changes: site plan, plans, sections, foundation, details, services. A list of material substitutions with equivalents available in Batumi. A short report on the original design: what was checked, what was changed and why, so that neither you nor the crew wonder where the differences from the catalogue came from.

What makes up the cost

Timeline: adapting a standard design usually takes 3–6 weeks including the surveys

  • completeness of the design and scope of changes

What raises the cost

  • a sloping or narrow plot
  • a design without structure or working drawings
  • many layout changes
  • weak soil and a basement

What lowers the cost

  • a full set of working drawings
  • a level plot without a basement

We stand behind the changes we make during adaptation. If a mistake in our drawings is found on site, we fix it at our own expense and issue a change sheet. The author is responsible for their original design, but everything we checked is noted in our report.

Questions and answers

How much does adapting a standard house plan cost?

Adapting a design to the plot costs from 3 300 ₾, foundation calculations from the soil report separately from 1 680 ₾. A topographic survey from 1 020 ₾, a geotechnical survey from 3 000 ₾. The final cost is set after reviewing the design and the plot and agreeing the scope of changes; the total depends on how complete the original design is.

Can a ready-made design be built without adaptation?

We do not advise it. Its foundation is calculated for someone else's soil, the frame often lacks seismic design, and the siting ignores your terrain and setbacks. The permit will need drawings tied to the plot anyway. It is cheaper to adapt once than to fix mistakes on site.

What if the design has only pictures and plans?

Then it is a concept, not a design. Architectural working drawings, structure and services will have to be made, which is almost a new design in scope. We look at what can be taken from the original material and work out what is better value: completing it or designing from scratch based on the house you liked.

Can the layout of a standard design be changed?

Yes, if the design licence and the structure allow it. Moving a partition, changing the use of a room or adding a window is usually straightforward. Moving load-bearing walls or the stairs means recalculating the frame. With major changes it is sometimes more honest to make your own design.

Will a design from Russia or Europe work in Batumi?

As a basis yes, but almost always with changes. Such designs are made for snow and frost, not for downpours, humidity and earthquakes. Most often we change the foundation, roof and window details and ventilation, and check the frame for seismic loads. The layout and facade usually stay as you liked them.
