Structural design of a house in Batumi: calculations, seismic loads, drawings

The structural design of a house calculates what the house stands on and why it will withstand an earthquake. The structural engineer collects the loads, calculates the foundation from the soil report and the columns, beams, floors and stairs with seismic forces, and issues drawings with reinforcement and schedules for the crew to work from and technical supervision to check. On slopes we add retaining walls. Structure with seismic analysis from 27 ₾ per m².

Structural design of a house: what the engineer calculates

The structural design of a house answers the question of what the house stands on and why it will not fall down. The structural engineer collects the loads from the weight of the house, furniture, people, snow and wind, adds earthquakes, and calculates the foundation, columns, beams, floors and stairs. The result is drawings with member sizes, concrete grade, rebar diameter and spacing, details and schedules. The crew ties the rebar from them, and technical supervision checks it was tied correctly.

What the section includes

  • load collection and a structural model of the building;
  • seismic analysis to Georgian codes;
  • a foundation based on the soil report;
  • columns, beams, walls and floors with reinforcement;
  • stairs, cantilevers, balconies and terraces;
  • rebar and concrete schedules by element.

Without a soil report the structural engineer cannot honestly calculate a foundation: they either build in a large margin or take a risk. Which surveys are needed is on the geotechnical survey page.

Seismic loads

Adjara is in a seismic zone, and that is the main thing that sets calculations here apart from those in calm regions. What matters is not only column sizes but also the details: tie spacing near supports, anchorage of beams into columns, the connection of floors to walls, and symmetry of the building's stiffness. An elegant cantilever or a large opening without a column is possible, but only if the structural engineer has calculated it. How houses are built for earthquakes is on the earthquake-resistant construction page.

Drawings for the crew

A good structural section can be read on site without calling the engineer. For each element there is a formwork drawing, a reinforcement layout with bar marks, a schedule and notes: concrete grade, cover, lap positions. What this looks like on site is on the reinforcement page.

Slopes and retaining walls

On a slope the structure of the house and of the plot cannot be separated: foundations at different levels, retaining walls that hold back the soil and sometimes the house itself, drainage behind the walls. A retaining wall taller than a person is calculated as seriously as the house itself, because after a downpour it holds back not only soil but water too. How foundations are built on a slope is on the foundations on slopes page.

Checking someone else's design

If someone else made the design, a structural engineer can check it: are the calculations sufficient, do the drawings match the architecture, are seismic loads and soil taken into account. We often find that the structure was done "for the permit" without working details, or the foundation was calculated without a soil report. It is better to find out before construction, while a fix costs the designer's time rather than concrete and rebar. On site, technical supervision makes sure the section is followed; more on the technical supervision page.

How much structural design costs

The structural section of a design with seismic analysis costs from 27 ₾ per m². Foundation calculations and working drawings based on the soil report from 1 680 ₾, a retaining wall calculation taking the soil into account from 2 520 ₾. A structural engineer's check of a finished design from 1 680 ₾. A geotechnical survey from 3 000 ₾, a structural survey for an extra storey or reconstruction with calculations from 4 200 ₾. The final cost is set after reviewing the architecture and the soil report and agreeing the scope of the section.

Local specifics in Batumi

On the coast around Batumi there are sands, gravels and high groundwater, on the hills around the city clays that lose strength after long rains, and in the mountains rock outcrops and scree. The same house on these plots needs different foundations, and a standard "same as the neighbour's" solution often does not work here.

Humid sea air destroys exposed rebar and thin concrete cover, so our drawings specify generous cover and a concrete grade designed for a seaside environment. External steel elements are calculated with corrosion and protection in mind.

Materials and brands

The soil report and the architectural design as input data. Software for frame and seismic analysis, a structural model of the building. Formwork drawings, reinforcement layouts, details, rebar and concrete schedules by element. A design statement with loads and key decisions. Change sheets signed by the structural engineer if anything changes on site.

What makes up the cost

Timeline: the structural section for a private house usually takes 3–5 weeks after the architecture and soil report

  • house area, number of storeys and frame complexity

What raises the cost

  • a slope and retaining walls
  • weak soil and high groundwater
  • cantilevers, long spans, a usable flat roof
  • a basement or a pool in the house

What lowers the cost

  • a simple house on a level plot
  • few storeys and standard spans

We stand behind our calculations and drawings. If a mistake in the structural section is found on site, the structural engineer fixes it at our expense and issues a change sheet before the crew continues. Calculations and drawings stay with you.

Questions and answers

How much does the structural design of a house cost?

The structural section with seismic analysis costs from 27 ₾ per m², foundation calculations from the soil report from 1 680 ₾, a retaining wall calculation from 2 520 ₾. A structural engineer's check of someone else's design from 1 680 ₾. The final cost is set after reviewing the architecture and the soil report and agreeing the scope of the section.

Can the structure be designed without a soil report?

Formally yes, but we do not advise it. Without soil data the structural engineer builds in a large margin, and the foundation ends up costing more than the survey itself. And if the margin is not enough, the fix has to be done under a finished house. For small outbuildings trial pits are sometimes enough; a house needs boreholes.

Why seismic analysis if the house is small?

Earthquakes act on every house, and small houses without ring beams and proper details suffer first. Seismic analysis determines not only sizes but also the reinforcement of joints, tie spacing and the connection of floors to walls. For a small house it is inexpensive and gives peace of mind to everyone who will live in it.

Can the structure be changed on site?

Yes, if the change has been calculated by the structural engineer and a change sheet issued. Crews sometimes propose replacing rebar or concrete or removing a column because it is more convenient. Without calculations such substitutions are dangerous. We review every proposal and reply in writing, and technical supervision checks that exactly the agreed option was built on site, not something in between.

Do you check structural designs made by others?

Yes. We check whether there are calculations and for what loads, whether seismic loads and the soil report are taken into account, whether the drawings match the architecture, and whether there are enough details for the crew. The result is a list of comments and recommendations, and if needed we bring the section up to a buildable state.
