House reconstruction design in Batumi: measurements, inspection, strengthening, extra storeys

A house reconstruction design starts from the existing building: a measured survey, a structural inspection, and a model with the new load and seismic forces. Only then does the architect draw the extra storey, attic, extension or layout change, and the structural engineer show what to strengthen. If strengthening costs more than the extra storey, we say so straight away. Reconstruction design from 78 ₾ per m².

House reconstruction design: first understand what is there

A house reconstruction design differs from a new design in that it starts not from a blank sheet but from an existing building. It first has to be measured, inspected and understood: what it stands on, which walls are load-bearing, what the floors are made of, where the pipes run, and whether it can take the new load and seismic forces. Only then does the architect draw what changes and the structural engineer calculate what to strengthen. Without this, reconstruction becomes a series of surprises, each of which costs money.

Typical tasks

  • adding a storey or an attic floor;
  • an extension, a terrace or a garage added to the house;
  • a layout change that moves load-bearing walls;
  • converting a house into a guesthouse or mini-hotel;
  • a major reconstruction of an old house with new services.

For any of these tasks you need to know the condition of the house; more on the building inspection page.

Measured survey

Most old houses in Adjara have neither a design nor as-built drawings, and what is in the registry often does not match reality. So the first step is a measured survey: floor plans, sections, elevations, the position of load-bearing walls, columns and beams, thicknesses and materials. These drawings become the basis of the design and will be useful when the house is sold.

Calculations and strengthening

The structural engineer builds a model of the existing house with the new load and seismic forces and shows what to strengthen: the foundation, corners, piers, floors, adding ring beams or an in-situ concrete frame inside the old walls. Sometimes strengthening costs more than the extra storey itself, and then it is more honest to say so straight away. How foundations are strengthened is on the foundation strengthening page.

An extra storey or an attic floor

The most common task is adding a storey or a habitable attic. A light attic on a timber or steel frame often goes ahead without serious strengthening; a full storey of concrete and blocks almost always needs the foundation and walls strengthened. More about houses with attics on the houses with an attic floor page.

A guesthouse from a family home

Converting a house into a guesthouse or mini-hotel means more than adding bathrooms. The load on floors and services changes, and you need a fire alarm, escape routes, ventilation in every room and enough power for air conditioners in all rooms at once. The design shows how many rooms really fit and what has to be rebuilt to get them.

An old house as a whole

If the house is old, reconstruction usually goes together with replacing the roof, windows, services and finishes. The design decides what to keep, what to replace, in what order to work and how to live there if part of the house stays occupied. How old houses are renovated is on the old house renovation page, and major renovation is covered on the major house renovation page.

How much a reconstruction design costs

A reconstruction or extra-storey design for a house with architecture, strengthening and services costs from 78 ₾ per m². Measured drawings of an existing building from 6.5 ₾ per m². An inspection of an existing house with a report on its earthquake resistance from 2 820 ₾, a structural survey for an extra storey or reconstruction with calculations from 4 200 ₾. Foundation calculations and working drawings based on the soil report from 1 680 ₾, a structural engineer's check of a finished design from 1 680 ₾. The final cost is set after inspecting the house and agreeing the scope of the design.

Local specifics in Batumi

In Batumi and the villages of Adjara there are many houses that were extended one storey at a time over the years, often without a design. Under one roof there can be stone masonry, brick and in-situ concrete, with different foundations under the old and new parts. Before the next extra storey such a house needs a particularly careful inspection: each earlier storey has already used up part of its strength margin.

The humid climate and sea air destroy old rebar and timber floors, and the seismic zone does not allow you to hope the house will cope just because it has stood for half a century. Many old houses were built without ring beams and ties, and a reconstruction design often starts by tying together what is there, and only then building on top.

Materials and brands

Laser distance meters and scanning for measured surveys, a rebar detector, a rebound hammer and ultrasound for concrete, tools for trial pits and opening up. Measured drawings, an inspection report, a structural model of the building with seismic loads. An architectural design of the changes, a strengthening design with details, services for the new volume. A sequence of works by stage if people live in the house during reconstruction.

What makes up the cost

Timeline: a reconstruction design for a private house usually takes 2–3 months including the measured survey and inspection

  • area, condition of the house and scope of changes

What raises the cost

  • no drawings, a full measured survey needed
  • mixed materials and old extensions
  • adding a heavy storey
  • moving load-bearing walls

What lowers the cost

  • a light attic on a frame
  • a small extension on its own foundation

We prepare the exact estimate from measurements and photos. It’s free and comes with no obligation.

We stand behind the reconstruction design we issue. If opening up on site shows a structure different from our measured survey, and it could have been seen during the inspection, we add to the design and recalculate at our own expense.

Questions and answers

How much does a house reconstruction design cost?

A reconstruction or extra-storey design costs from 78 ₾ per m², a measured survey from 6.5 ₾ per m², a structural survey for an extra storey with calculations from 4 200 ₾. The final cost is set after inspecting the house and agreeing the scope of the design; the total depends on the condition of the house and the scope of changes.

Will my house take one more storey?

Only an inspection and calculations can answer that. The structural engineer checks the foundation, walls and floors and calculates the new load and seismic forces. A light attic often goes ahead without serious strengthening; a heavy concrete storey almost always needs it. Sometimes it is better value to demolish the old house and build a new one.

Is a permit needed for reconstruction?

For an extra storey, an extension or changes to load-bearing structures it usually is, and we prepare the design for that. Which documents your particular house needs depends on its class and zone, and we check this at the start of the work so the design does not have to be done twice.

Can I live in the house during reconstruction?

Sometimes, if the work is done in parts. The design works out the order: what to do first, how to separate the works from the living area, how to keep water and power on. An extra storey with foundation strengthening is usually easier in an empty house, while a layout change on one floor can go ahead while people live on another.

The house has no drawings at all. Where do I start?

With a measured survey and an inspection. We measure the house, draw plans, sections and elevations, open up the foundation and joints and test the concrete. The result is a picture that shows what can be done with the house. These drawings stay with you and will be useful both for the design and for a sale.
