Laying aerated concrete walls in a concrete house frame, with formwork for the seismic ring beam above

A seismic ring beam and frame reinforcement in Batumi

A seismic ring beam in a block house ties the walls into a box at every floor level, and in a framed house the columns, beams and slab do the same job. We build reinforcement strictly to the engineer's calculation: stirrups at the joints, laps as drawn, cover held on spacers, and we show it all in photos before the concrete. A ring beam costs from 100 ₾ per linear metre.

from 100 ₾/lin. mring beam on masonry with formwork, reinforcement and concrete; columns and lintels extra. The final price is confirmed once agreed.

  • Timeline: reinforcement for a 70–100 m² storey usually takes 1–2 weeks together with the columns and slab

Where reinforcement works in a house

In a seismic area a house is held together not by concrete or blocks but by reinforcement tied into one system. Concrete works in compression, and when the house sways, the steel takes the tension and bending. So the engineer designs the reinforcement of every part to the Georgian code, and our job on site is to build it with no deviations. The general principles of earthquake resistance are on the page about earthquake-resistant construction; here we cover the work itself.

  • Frame columns and beams: longitudinal bars and stirrups, placed closer together near the joints.
  • Floor slabs: two meshes with extra bars over the columns and round openings.
  • A seismic ring beam along the top of the masonry on each storey in a house with load-bearing walls.
  • Vertical concrete cores at corners, wall junctions and wide openings.
  • Lintels over windows and doors.

A seismic ring beam in a block house

A ring beam is a closed reinforced concrete beam running along all the load-bearing walls at the level of each floor. It ties the walls into a box so they do not part at the corners in an earthquake, and spreads the load from the floor onto the masonry. It must be continuous: if it is broken over a wide window or the staircase, the wall at that point works separately from the rest.

In a house with a cast-in-place concrete frame the role of the ring beam is played by the beams and the slab, and the masonry between the columns is anchored to the frame. How the walls themselves are built is described on the page about load-bearing walls and partitions, and the frame with brick infill is covered in the section on concrete frame and brick construction.

Joints, laps and concrete cover

Most mistakes happen not in the long bars but at the joints. Where a column meets a beam, stirrups are placed at reduced spacing, and they must not be left out even if space is tight. We make bar laps the length and in the places shown on the drawings, not wherever a bar happened to end. Structural reinforcement is not welded: welding at a joint changes the properties of the steel, so cages are tied with wire.

The concrete cover over the reinforcement is held by plastic spacers of the right height. By the sea this matters especially: if a bar lies on the formwork, in a few years rust at that spot will split the concrete from inside.

How we check the reinforcement

Before every pour the site foreman goes over the cage with the drawings and checks diameters, spacing, stirrups at joints, laps, starter bars for the next storey and spacers. Everything is photographed grid line by grid line, and you get the photos in the report before the concrete arrives. If you have hired your own site inspection engineer, we time the reinforcement sign-off for when they can come or join a video call.

Mistakes we see on other sites

  • stirrups at column joints placed at the same spacing as mid-height, or left out;
  • all column laps made at one level, although the drawing staggers them;
  • a ring beam broken over an opening or not closed at a corner;
  • reinforcement lying on the formwork without spacers;
  • rusty bars with flaking mill scale used without cleaning.

If another contractor started the shell, where possible we open up and check such places before carrying on.

How much seismic ring beams and reinforcement cost

A seismic ring beam on masonry with formwork, reinforcement and concrete costs from 100 ₾ per linear metre. Cast-in-place columns and beams are from 1,410 ₾ per m³, a lintel over an opening from 100 ₾ per linear metre, and a concrete frame without walls from 650 ₾ per m² of floor area. If old masonry needs strengthening, mesh with sprayed concrete is from 235 ₾ per m². The structural section of the design with a seismic calculation is from 27 ₾ per m². The final cost is set from the design, after agreement on the estimate.

Stages and timelines

  1. Schedule

    3–5 days

    From the drawings we work out the reinforcement by diameter and length and order the batch.

  2. Cutting and bending

    3–7 days

    We cut and bend the bars and stirrups on site to templates.

  3. Tying cages

    1–2 weeks

    Columns, cores, ring beams and beams are tied with wire, without welding.

  4. Spacers

    1–2 days

    We place the spacers and check the cover at the formwork.

  5. Sign-off

    1 day

    Check against the drawings, photos by grid line, signature before the concrete.

Local specifics in Batumi

Reinforcement rusts quickly in Batumi even in storage: damp salty air coats the bars within a couple of weeks. A light surface rust does no harm, but loose rust and flaking mill scale are cleaned off before tying. So we order reinforcement in batches per storey and store it on bearers under cover, not on the ground.

The second factor is several crews working close together. While the steel fixers tie a slab, the electricians and plumbers place sleeves, and someone always wants to move a bar so a pipe will fit. Such moves without the engineer's consent are not allowed, and the site foreman checks for them last before the concrete.

Materials and brands

Ribbed reinforcement, with classes and diameters from the design and a batch certificate. Stirrups are bent from plain or ribbed bar to the drawing, with the ends hooked into the cage. Annealed tying wire. Plastic spacers: rings for vertical bars and chairs for meshes, sized for the cover in the design. Ring beams use panel formwork, and in an aerated concrete house sometimes U-blocks as permanent formwork.

What makes up the cost

Timeline: reinforcement for a 70–100 m² storey usually takes 1–2 weeks together with the columns and slab

  • ring beams in permanent block formwork or in panels

What raises the cost

  • a high seismic load in the calculation, more steel
  • complex joints, cantilevers and large spans
  • cores at every wide opening
  • checking and correcting someone else's reinforcement

What lowers the cost

  • a simple plan with repeated storeys
  • a frame on a regular column grid

Questions and answers

How much does a seismic ring beam in a house cost?

From 100 ₾ per linear metre with formwork, reinforcement and concrete. For a 10×12 m house, one ring beam round the perimeter and along the internal load-bearing walls comes to several dozen linear metres per storey. Columns and lintels are priced separately. The final cost is set from the design, after agreement on the estimate.

Does a single-storey house need a seismic ring beam?

In a house with load-bearing block or brick walls in Adjara, yes: a ring beam along the top of the walls ties them together and carries the floor or roof. In a house with a cast-in-place concrete frame its role is played by the beams and the slab. The engineer decides on it and on its section by calculation.

Can reinforcement be welded instead of tied?

We do not weld structural reinforcement in a cage: welding changes the properties of the steel at the joint, and in an earthquake a bar can snap next to the weld. Cages are tied with wire. Welding is acceptable only where the design specifically provides for it and for suitable steel.

How can I check the reinforcement if I am not on site?

Through photos of the cages by grid line before each pour and a video call with the site foreman. Look at the stirrups at the joints, the spacers under the reinforcement and whether the ring beams are closed at the corners. The most reliable option is to bring in your own site inspection engineer: we will schedule the sign-off at a time that suits them.

What is a concrete core in masonry and why is it needed?

A core is a vertical reinforced concrete column inside the masonry at corners, wall junctions and wide openings. It links the ring beams of the storeys and stops the wall coming apart in an earthquake. Their number and reinforcement are set by the engineer.
