Khimshiashvili, 62 floors
Subtropic City is a completed residential building by the developer Gumbati Group at 1 Sherif Khimshiashvili Street, in the high-rise blocks by New Boulevard. According to descriptions, it has 19 floors, a pool, a gym and parking, and the beach is about 100 metres away. We check the building and the documents before you buy from an owner, renovate from scratch or update an old renovation, and let the apartment for the owner.
Number of floors, ceiling height, entrance finishes, lifts, shared areas and distance to the beach are taken from descriptions in listings. Some sources give 20 floors and the year of completion as around 2016, so the year is not in the table. We check the owner, mortgages and debts for a specific apartment in the documents.
Subtropic City is a residential building by the developer Gumbati Group at 1 Sherif Khimshiashvili Street, in the south of Batumi. According to the descriptions in listings, the building has 19 floors (20 in some sources), a monolithic reinforced concrete frame, a facade with tinted glazing and 3-metre ceilings. The building is completed, around 2016 according to listings. The beach is about 100 metres away.
Gumbati Group has been building in Adjara and Tbilisi for more than twenty years. Subtropic City lists entrances finished in natural granite, two lifts per entrance, parking, a pool, a gym, a playground, security and CCTV, commercial premises on the ground floor and a landscaped courtyard. Some owners let their apartments to tourists, and on booking sites the building appears as an apart-hotel. For a buyer this means many guests in the entrances in summer, and it is worth finding out the building's rules on daily letting in advance.
The building stands at the start of Khimshiashvili Street, in the high-rise blocks by New Boulevard. Shops, cafes and the promenade are nearby. How this part of the city works is described on the page about the Khimshiashvili Street area.
In a building of this age you buy an apartment from an owner, and besides the documents we look at the building itself. On site we check the facade and the glazing joints, the roof, how the lifts work, and the basement and car park for traces of water. With the management company we find out the monthly charge, any debts on the apartment and plans for repairing common areas. How we handle a purchase on the resale market is described on the page about resale property.
The developer sold apartments in black frame, and each owner renovated in their own way. So the same building has good renovations, hasty renovations for letting and apartments that are still unfinished. A renovation about ten years old usually needs updating: wiring, plumbing, ventilation and bathroom windows wear out first. How deep the update will be we decide after the inspection, and the buyer learns the cost of the work before the deal.
If the apartment has no finishing, we renovate from scratch according to the estimate: screed, plaster, wiring, bathroom, floors, doors, kitchen. The procedure is described on the page about black frame renovation. If the renovation is old, we assess what can stay and what must be redone, as in any resale apartment renovation.
By the sea, apartments are let by the day in season and long term in winter. We take the apartment into full management: letting, paying the utilities, minor repairs, reports to the owner. More on the page about apartment management.
Apartments were sold in black frame, so an unfinished apartment needs a full renovation: screed, plaster, wiring, plumbing. If there is already a renovation about ten years old, we usually replace the wiring and the panel, the plumbing and the bathroom waterproofing, and check the ventilation.
We agree the work with the management company: hours for noisy work, a lift for materials, rubbish removal, rules for outdoor air-conditioning units.
The building is about a hundred metres from the beach, and some owners let their apartments to tourists, so there is a lot of daily letting here in summer. In winter demand drops, and it can pay better to let the apartment long term, from autumn until the start of the season.
We calculate income month by month, prepare the apartment for letting, run the listings, check guests in, pay the utilities for the owner and send a report once a month.
Yes, the building is completed. According to listings, this happened around 2016; sources give the exact date differently. Apartments here are mostly sold by owners, so before buying we check the Public Registry extract, mortgages and debts for building service charges.
Most descriptions say 19 floors, some listings say 20, possibly counting a technical or commercial floor. For buying this is not the main thing: what matters more is which floor the apartment is on, where the windows face and what you see from them. We check this on site.
Besides the documents we look at the building itself: the facade and glazing joints, the roof, how the lifts work, traces of water in the basement and car park. With the management company we find out the monthly charge and plans for repairing common areas. In the apartment we check the wiring, plumbing and ventilation.
Yes, some owners do: the beach is about 100 metres away, and the building appears on booking sites. Demand is high in summer and drops in winter. We calculate income month by month, taking into account building service charges and utilities.
