Alliance Palace
City centre, completion 2019, 41 floors
Alliance Privilege is a 54-floor Alliance Group tower about 190 metres high on Rustaveli Avenue, by the Seaside Boulevard. A five-star hotel is being prepared on the lower floors, with private apartments sold in black frame above. We check what already works in the building and what is being sold according to the documents, renovate under the building rules and help with letting.
Height, number of floors and address from reference books on high-rise buildings; the use of floors and handover condition from the developer. Different sources give the tower 54 or 55 floors. According to open data, the hotel and some shared areas have not opened yet, so we do not give a completion year in the table.
Alliance Privilege is an Alliance Group tower at 42 Rustaveli Avenue, by the Seaside Boulevard. It is about 190 metres high with 54 floors, one of the tallest buildings in Georgia. Construction began in 2020; the frame and facade are complete, while, according to open data, work on the shared areas and the hotel part continues. The apartments in the tower were sold in black frame.
The tower is planned as mixed use. The lower floors, from the second to the twelfth, are set aside for a five-star hotel of about 160 rooms, which is planned to open under an international hotel brand. Above, from roughly the fourteenth floor, are apartments owned by private owners. According to open data, some of them are already let to guests through booking sites under the complex name.
For an owner this means two things. Living next to a hotel gives the building a lobby, security and service, but the rules here are stricter than in an ordinary residential building. And the terms for letting apartments may depend on the hotel management company, so we read its contract before purchase, not after.
The advertising for the complex lists underground parking, a pool, a spa, a gym, restaurants, conference halls and a children's centre. According to open data, some of these areas may open only in a few years, together with the hotel. So before purchase we look at the building itself rather than renderings: which lifts work, what is open in the lobby, whether the parking can be used and when the developer promises the rest. How we check a developer and its obligations is described on the page about developer checks.
The tower stands in the centre of Batumi, between Rustaveli Avenue and the Seaside Boulevard. Nearby are the dolphinarium, 6 May Park with Lake Nurigeli, and the beach across the boulevard. You can walk to the Old Town along the promenade. This is one of the busiest places in the city: in summer there are many tourists and it is noisy in the evenings, but in winter it does not empty the way the southern outskirts do.
We use the Public Registry extract to check what exactly is for sale: a residential apartment or a unit for hotel use, the area, and whether there is a mortgage or other encumbrance. Then we read the contract with the developer and, if there is one, the contract with the management company: who runs the letting, how income is shared, whether you can let the apartment yourself. Shell apartments need full renovation, and in a tower like this its order is agreed with the building in advance. How unit management works in buildings with an operator is described on the page about aparthotel management, and the renovation itself on the page about black frame renovation.
The apartments were sold in black frame, and renovation starts with rough work and building services. Above the fortieth floor the windows and their joints matter: we check how the frames are installed and whether there are draughts or traces of water on the reveals, and only then close up the walls.
In a building with a hotel, renovation rules are usually stricter: approval of the design by the management company, narrow hours for noisy work, set times for bringing up materials, requirements for outdoor air conditioning units. We find all this out before work starts and build it into the schedule.
Some apartments in the tower are let to guests through booking sites, and the hotel part, and possibly an apartment letting programme, will be run by a hotel management company. We compare its terms with letting on your own: the operator's share, requirements for finishes and furniture, the owner's right to stay in the apartment.
If the owner lets the apartment on their own, we run the listings, check-in under the building rules, cleaning and the report. Income here depends on when the hotel and shared areas open, so we estimate it cautiously.
The frame and facade of the tower are complete, and reference books give 2022 as the year construction finished. According to open data, finishing work on the hotel part and some shared areas continues, and the hotel may open only in a few years. So before purchase we look at what works in the building now and read which deadlines and obligations for the rest the developer has written into the contract.
According to reference books, 54 floors, some descriptions say 55, with a height of about 190 metres. The lower floors, roughly from the second to the twelfth, are for the hotel; apartments owned by private owners start higher, from about the fourteenth. We check the exact legal use of a specific unit against the Public Registry extract.
It depends on the contract signed with the developer and the management company. Buildings with a hotel often have a letting programme through the operator, sometimes mandatory for some units. That is why we read the contract before the deposit. If letting on your own is allowed, we run it under the building rules: check-in, cleaning, a report to the owner.
According to the developer, in black frame: concrete walls and slabs, windows and an entrance door. Renovation is done from scratch, and in a building with a hotel its design is usually agreed with the management company. We check the windows and joints, do the rough work and building services, then finishing and furniture.
