Alliance Palace in Batumi

Alliance Palace is a 41-floor Alliance Group tower on Gorgiladze Street in the centre of Batumi, finished in 2019. The sea is about 250 metres away, and the apartments were sold with a developer finish. Shops, schools and cafés work around it all year, so people buy here both to live and to let. We check apartments before purchase, upgrade the finish and let apartments.

Alliance Palace is a 41-floor residential tower by the developer Alliance Group on Gorgiladze Street in the centre of Batumi. The building was finished in 2019 and is about 132 metres high. According to the developer, the sea and the boulevard are about 250 metres away, a few minutes' walk. The apartments were sold with a developer finish, and the company offers owners apartment management under a separate agreement.

Alliance Palace: a tower in the centre, not on the resort edge

Most of Batumi's new high-rises stand in the south, along the New Boulevard and Khimshiashvili Street. Alliance Palace stands in another part of the city, in the city centre, near Rustaveli Avenue, parks and old blocks. Shops, schools, clinics and cafés work here all year, and in winter the streets do not empty the way they do in the resort south. That is why apartments here are bought not only for letting but also for living.

The other side is dense development. The tower stands among buildings of different eras, and the sea view opens mainly from the upper floors and from one side of the building. Lower floors look out on neighbouring roofs and streets. How life in the centre differs from life on the seafront is covered on the page “Beachfront vs city centre”.

Apartments with a developer finish

According to the developer, the apartments were sold ready to move into, with finishes and sanitary ware. This is convenient when buying from abroad: there is no need to find a crew and wait half a year. But a ready finish is the same for hundreds of apartments, and it is often adapted to the owner's needs: more lighting and sockets, a new kitchen, a reworked wardrobe. Whether renovating from scratch or upgrading the ready finish pays better depends on the apartment; this is covered on the page “White frame vs turnkey”.

Alliance Palace: checks before purchase

The building is complete, so documents and the condition of the apartment come first. We use the Public Registry extract to check the owner, area and encumbrances, and we get a certificate of debts and the building rules from the management company. In the apartment we look at the windows and sills on high floors, how the air conditioners work, and the bathroom. If the seller is not the first owner, we ask what has been redone since the developer and whether there are documents for it.

Letting and management in Alliance Palace

The centre lets differently from the beach south. In summer apartments are taken by tourists who want to walk to the boulevard and the Old Town, and from autumn to spring demand comes from people who come to Batumi to work or move here to live. So daily lets in summer are often combined with lets of several months in winter. An owner can hand the apartment to the developer's management or choose another management company, such as us. How our apartment management in residential complexes works is described separately.

Renovation in this complex

The apartments here were handed over with a finish, so most often we do not start from scratch but upgrade what is there. Typical work: extra sockets and lighting, a new kitchen with appliances, cupboards and a walk-in wardrobe, a new floor covering in the hall, sound insulation of the bedroom on the street side.

If the developer finish is worn or does not suit, we redo it fully. Noisy work runs in the hours the building allows, materials go up the service lift, and made-to-measure furniture is measured after the rough work.

Rentals and management here

In the centre demand for an apartment lasts longer than in the resort south: tourists in summer, tenants for several months from autumn. So combining daily lets in season with a winter let often pays better than keeping the apartment empty.

The developer offers owners its own management, but the choice stays with the owner. We prepare the apartment for letting, run listings and contracts, meet guests and tenants, look after the apartment and send a report every month.

Questions and answers

In what condition were apartments in Alliance Palace sold?

According to the developer, the apartments were sold with a finish, ready to move into. The resale market has apartments with the developer finish and apartments the owners have redone for themselves. Before purchase we look at what exactly has been done, the condition of the bathroom and windows, and whether there are documents for the changes.

How far is Alliance Palace from the sea?

According to the developer, about 250 metres, a few minutes' walk to the boulevard and the beach. Not every apartment has a sea view: the tower stands in the dense centre, and the sea is visible mainly from the upper floors and from one side of the building. We check this on site rather than from advertising photos.

Is an apartment in Alliance Palace suitable for living all year?

For living, the centre is more convenient than the resort south: shops, schools, clinics and transport are nearby, and the streets do not empty in winter. Before buying for yourself we look at street noise, heating and air conditioning, parking and how many apartments in the building are let by the night, because that affects quiet in the entrance.

Do you have to hand the apartment to the developer's management?

No, the developer's management is offered under a separate agreement, and the owner can choose another company or let the apartment themselves. The building rules on guest check-in, quiet and renovation apply to everyone. We take apartments in Alliance Palace into management for daily and long-term letting and work under these rules.
