New windows and a balcony door in a seaside apartment with protective film still on the frames

Front door installation in Batumi: replacing the developer's door

Front door installation in Batumi usually starts with the door the developer fitted: we decide whether a new lock is enough or it is time to replace the leaf together with the frame. We install factory-made steel doors and made-to-measure doors for non-standard openings, and check the look from the shared corridor against the building's rules. A factory-made door, installed, costs from 1,580 ₾; a reinforced lock and the reveals are priced separately.

Who it’s for

  • You have accepted the apartment from the developer, and all this time the door keys were with the builders and agents

  • The developer's door is thin, and from the corridor you can hear the lift and the neighbours talking

  • The management company requires the door to look like the others on the floor from the outside

  • The opening is non-standard, and a factory-made door won't fit it without alterations

  • The apartment is let, the door needs a code lock, and a key has to stay with the property manager

What’s included

  • inspecting the developer's door and advising whether to replace the lock, upgrade the door or fit a new one
  • requesting the door requirements from the building's management company
  • measuring the opening, the wall thickness and the finished floor level
  • choosing a factory-made door or ordering one made to the size of the opening
  • removing the old door with the lift and the shared corridor protected
  • fixing the frame with anchors, filling and covering the installation gap
  • adjusting the leaf, the locks and the seal pressure
  • fitting a high-security lock or a smart lock, if you have chosen one
  • finishing the reveals on the inside
  • a construction cylinder for the renovation and a permanent one on handover day

The developer's door: upgrade it or replace it

With white frame, the developer often hands the apartment over with a steel front door; with black frame the door may be a temporary one. Quite often it is a door meant only for the construction period: thin sheet, a hollow leaf, a single lock, a frame held in by foam with no anchors. So when we install a new front door, we start by inspecting the old one.

We decide after the inspection. If the frame is firmly fixed and the leaf doesn't flex under your hand, we keep the door and upgrade it: a new cylinder, an armoured cylinder guard, a second line of seals. If the frame is loose and the leaf is hollow, upgrading it will cost more than a new door. What else the developer hands over along with the door is covered on the page about white frame renovation.

The building's rules: the outside look and the installation day

On the outside, a front door faces the shared corridor, and in new builds the management company often sets one look for all the doors on a floor: the colour, the outer panel, the handle. Every building has its own requirements, so we ask for them before ordering. The inside face and the locks are your choice.

Taking out the old frame is noisy, so it is done in the hours allowed by law and by the building's rules. We agree the delivery and the service lift with reception, cover the lift car and the corridor floor with boards, and take the waste away the same day.

Which door to choose for an apartment by the sea

What we look atWhat we want
LeafThe sheet doesn't flex under your palm, with stiffening ribs inside
InfillMineral wool over the whole area, not cardboard honeycomb
SealsTwo lines around the perimeter, with the same closing pressure along the full height
HingesMatched to the weight of the leaf, three on a heavy door in our practice; anti-lift hinge bolts
LocksTwo locks of different types, the cylinder under an armoured guard
Inside panelMoisture-resistant, with sealed edges
FrameWith a thermal break, if the door opens onto a cold staircase or an open gallery

The wool in the leaf and the seals around it muffle the lift and the voices in the corridor. If the lift shaft is behind the hallway wall, a door alone is not enough: the wall is lined separately, as in wall and ceiling soundproofing.

Measuring the opening and the floor level

We measure the opening with the old door's architraves and reveals taken off: underneath there is often a hand's width of foam, or brick laid in during construction. We record the width and height at several points, the wall thickness and the material around the opening. If a factory-made door won't fit the opening, it is made to measure.

We set the bottom of the frame to the finished floor level in the hallway. Until it is decided whether porcelain tiles on adhesive or SPC vinyl will go there, the threshold height is guesswork, and the leaf later has to be trimmed. After installation we finish the reveals along with the hallway walls and floor. We widen an opening in the wall to the shared corridor only with the management company's consent, and we don't touch a concrete wall without a structural engineer's calculations.

How we install a front door

  • we cover the corridor floor, take out the old door and clean the opening of foam and mortar;
  • we set the frame on wedges, level it and check the diagonals so that the leaf doesn't rub;
  • we fix the frame with anchors: in our practice three or four per side, with the fixings chosen for the wall material;
  • we fill the gap with foam, leaving no voids, and cover the foam: with a reveal on the inside and an architrave on the outside;
  • we hang the leaf, adjust the closing pressure and check that the bolts go into the strike plates without anyone pushing on the door.

While the renovation is under way, the new door has a construction cylinder in it, and the leaf is covered with film and cardboard. The permanent cylinder goes in on handover day, straight from its sealed pack. If you are running a renovation from abroad, we hand its keys to you or to the person you name, against a signed certificate.

A code lock for a rental apartment

For short-term letting, an electronic lock is usually fitted to the front door. Some models replace the whole mortice mechanism and don't fit every leaf, so we choose the model before the door is bought. How to pick one for check-in without meeting the guest is covered on the page about preparing an apartment for short-term rental.

How much front door installation costs in Batumi

A factory-made steel front door, installed, costs from 1,580 to 2,580 ₾. The price covers the door itself and the installation: the frame on anchors, filling the gap, hanging and adjusting the leaf. If you have bought the door yourself, fitting it costs 140–180 ₾. A made-to-measure door for a non-standard opening comes to 4,320–7,200 ₾.

A high-security lock, 420–600 ₾, and reveal finishing, 130–215 ₾ per linear metre, are separate lines. A smart lock, installed, costs 780–1,200 ₾. A non-standard opening, a door with insulation and a thermal break, and a building requirement to match the outer panel of the neighbouring doors all cost more; a standard door in a straight opening costs least. The final cost is set after the site measurement and once the estimate is agreed.

What to check when you accept the door

  • the door closes with one hand, without a jerk, and doesn't bounce back off the frame;
  • the seal is pressed all the way round: a sheet of paper caught in the closed door pulls out with the same effort at the top, the side and the bottom;
  • both locks lock with the door closed, without having to pull the leaf towards you or push it with your shoulder;
  • the bottom of the leaf doesn't catch the threshold or the hallway tiles;
  • no foam is visible outside or inside, and the architraves sit tight to the wall;
  • there are as many keys as the certificate lists, and the construction cylinder has been replaced with the permanent one.

Stages and timelines

  1. Inspection and building rules

    1–2 days

    We look at the door, the frame and the wall around them. We ask the management company for its requirements for how the door looks from the outside.

  2. Measurement and choosing the door

    1–3 days

    We take off the architraves, measure the opening and the wall thickness, and confirm the floor level. We pick a factory-made model or send the dimensions to have a door made for the opening.

  3. Removal

    on installation day

    We cover the lift and the corridor floor, take out the old door during the hours the building allows and clean out the opening.

  4. Door installation

    1 day

    We set the frame level on anchors, fill the gap, hang the leaf and adjust the locks.

  5. Reveals

    1–2 days

    We finish the reveals on the inside and fit the architraves.

  6. Sign-off and keys

    on handover day

    We check the swing, the seal pressure and the locks, replace the construction cylinder with the permanent one and hand over the keys against a signed certificate.

Local specifics in Batumi

In buildings by the sea, salt settles on the hinges, the cylinder and the bolts, and after a couple of winters the key starts to turn stiffly. We lubricate the hinges and bolts at handover and treat the cylinder with a lock lubricant rather than oil: oil collects dust. We advise repeating this once a year, before the autumn rains.

In a private house, or a low-rise building with an open gallery, the front door takes driving rain. The outer panel then has to be an exterior one, powder-coated over the metal, with a canopy over the entrance: without it, water runs into the top of the rebate and collects at the bottom of the frame, where the metal rusts first.

In high-rises on the windy side, a draught from an open balcony pulls the front door out of your hand and slams it against the frame. In rental apartments we fit a door closer to a door like this, if the building's rules allow it.

Materials and brands

We compare front doors by sample and data sheet, not by the factory name: many manufacturers sell steel doors in Georgia, and one model can come in different specifications. We look at the sheet thickness and stiffening ribs, the infill, the two lines of seals, hinges with anti-lift bolts, and the lock security grade. For an apartment by the sea we use a moisture-resistant inside panel with sealed edges.

We fit two locks of different types, so that forcing them would take different tools. The cylinder is covered by an armoured guard and chosen by length so that it doesn't stick out beyond it. If you need an electronic lock, we choose the model together with the door, from brands sold in Georgia, for example Tedee or Keylocker.

What makes up the cost

Timeline: We install a factory-made door in 1 day, or 2–3 days with the reveals; a door sized to the opening has to be made first, and the supplier's lead time goes into the schedule

  • the wall material around the opening determines the fixings and the installation time

What raises the cost

  • a non-standard opening, for which the door is made to order
  • insulation and a thermal break, if the door opens onto a cold staircase or gallery
  • a high-security lock or a smart lock
  • reveal finishing and making good the wall after the old frame
  • a building requirement to match the colour and panel of the neighbouring doors on the outside

What lowers the cost

  • a factory-made door of standard size in a straight opening
  • a sound developer's door where we only replace the cylinder and seals

We prepare the exact estimate from measurements and photos. It’s free and comes with no obligation.

Guarantees

A 2-year warranty on the door installation and the reveals. If the frame twists, the leaf starts catching the threshold or the reveals crack because of the installation, we put it right at our expense. The door and the mechanical and electronic locks carry the manufacturer's warranty, and we put their documents in the handover file.

Questions and answers

How much does front door installation cost in Batumi?

A factory-made steel door with installation costs 1,580–2,580 ₾, and the price covers both the product and the fitting. If you have already bought the door, installation comes to 140–180 ₾. A made-to-measure door for a non-standard opening costs 4,320–7,200 ₾. A high-security lock and reveal finishing are priced as separate lines.

We send a preliminary estimate from photos of the door and the opening within 24 hours on business days. The final cost is set after the site measurement and once the estimate is agreed: the measurement shows whether the opening suits a standard size and what is hiding under the old architraves.

Do I need approval to replace the front door in a new build?

If the outside look of the door changes, usually yes, from the building's management company. The door opens onto the shared corridor, and the rules in new builds often require identical doors on a floor, or at least the same colour on the outside. Some buildings have no requirements of their own, but you need to find that out before ordering, so we ask for the rules in writing.

With the request we send photos or the data sheet of the chosen door and propose an installation date, so that the reply covers that specific model straight away. We don't change the opening direction or the width of the opening in the corridor wall without the building's consent. If the building requires certain door specifications, we check them against the data sheet before buying.

Should I change the front door lock after accepting the apartment?

We always advise it, even if you keep the door itself. While the apartment was being built and sold, its keys passed through the hands of builders and of the agents who showed it to buyers, and nobody knows how many copies were made. A new cylinder is usually enough: the mortice lock stays, only the cylinder is replaced, and the old keys stop working.

If a renovation is ahead, we fit a construction cylinder for the duration of the work and the permanent one on handover day. We choose the cylinder length to suit the door thickness and cover it with an armoured guard, because a protruding cylinder is easier to break. If the mortice lock itself is weak, it is replaced with a high-security lock, at 420–600 ₾.

Why is a steel front door wet on the inside in winter?

It is condensation. In winter the door's metal is chilled from the cold staircase or the open gallery, while the air in an apartment by the sea is humid, and water forms on the cold metal. The steel frame and the edge of the leaf get wettest: without a thermal break, the cold travels right through the metal to the inside.

What helps is a door with mineral wool over the whole leaf, a frame with a thermal break and tight seal pressure, so that cold air doesn't get in around the edge. In the apartment itself the humidity is brought down: the extract fan runs, and in winter a dehumidifier goes on. If water runs down to the bottom of the frame for years, rust appears there and the reveal by the floor darkens.

Can the developer's door be made warmer and quieter without replacing it?

Often yes, if the frame sits firmly in the opening and the sheet doesn't dent under your hand. Sound and cold get through the gaps first: we replace the old seal, add a second line and fit an automatic drop-down seal under the leaf. We tap for voids between the frame and the wall and fill them with foam again.

On many steel doors the inside panel can be removed. We then fill the hollow leaf with mineral wool and put the panel back, or fit a new moisture-resistant one. This upgrade won't make thin sheet any thicker, and it won't protect against a break-in. If the inspection shows that the upgrade would cost almost as much as a new door, we tell you straight away.
