Storage room renovation in Batumi: ventilation, shelving and space for appliances
We start a storage room renovation in Batumi by asking what it will hold: just belongings, or a water heater, washing machine and tumble dryer as well. That decides the ventilation, the floor waterproofing, the electrical circuits and the drain. In a small windowless room by the sea, damp sets in within a single season, so we always provide air in and extraction. A renovation with labour and rough-work materials costs from 570 ₾ per m² of floor, and shelving is priced separately.
from 570 ₾/m²labour and rough-work materials; shelving priced separately. The final price is confirmed once agreed.
- Timeline: 1.5–2.5 weeks for a 2–3 m² storage room with a washing machine and water heater; a storage room just for belongings takes about a week
- Warranty: A 2-year warranty on the work
Who it’s for
In a windowless storage room your belongings and suitcases start to smell damp over the winter, and there are marks on the wall
There was no room for the washing machine in the small bathroom, and you want to put it in the storage room
The water heater hangs in the storage room, but the shelves block access to its valves
You let the apartment short-term and need a lockable storage room for linen and your own belongings
There is a recess or a corner in the corridor that you want to partition off as a storage room with a door
What’s included
- A storage room plan: shelves, appliances, walkway and which way the door opens
- Air in through the door and an extractor fan with a timer or humidity sensor
- A water outlet, a drain with a trap and sockets on a separate circuit with an RCD for the machines
- Floor waterproofing with an upstand at the door under the washing machine and water heater
- Backing in the partition and the water heater pipework with a drain for the relief valve
- Ceramic or porcelain tiles on the floor, moisture-resistant paint on the walls and ceiling
- Lighting with a switch outside or a motion sensor
- A door with a gap or a transfer grille, with a lock if needed
- Shelving in coated metal or moisture-resistant melamine chipboard
What will go in the storage room
We plan a storage room renovation in Batumi around what will stand in it. A store for belongings, a laundry room and a utility room with a water heater need different services, and if this is decided after plastering, the water supply and drain will have to be run across finished surfaces.
| Purpose | What it needs | What to allow for |
|---|---|---|
| Storage: suitcases, vacuum cleaner, beach and seasonal things | Air in through the door, extraction, lighting, a socket for charging the vacuum cleaner, shelves | Shelves not right up against the external wall |
| Laundry: washing machine and tumble dryer | Water, a drain with a trap, a separate circuit with an RCD, floor waterproofing | The distance to the riser and the noise of the spin cycle at night |
| Utility: water heater, water filters | A wall that can take the weight of the tank, a drain for the relief valve, access to the shut-off valves | Room for servicing underneath and in front |
If the consumer unit is already in the storage room, we put the washing machine and the shelves with cleaning products well away from it and leave the consumer unit door clear. We don't move a new consumer unit into a storage room with a washing machine: it is damp there.
Ventilation and damp
A storage room has no window, the door is almost always shut, and wet umbrellas, beach bags and sometimes drying laundry end up inside. The air stands still, moisture settles on the coldest surface, and within a single winter marks appear on the wall and on the suitcases. That is why we never make a sealed storage room, even one used only for belongings.
Air flows into the storage room under the door and leaves through the extractor; the overall scheme is explained on the page about apartment ventilation. A storage room almost never has its own ventilation shaft, so we run the extract in a boxed-in duct to the bathroom shaft. The closer the storage room is to it, the shorter the duct and the quieter the fan.
For shelves alone, a small fan on a timer is enough. With a washing machine and tumble dryer we choose a more powerful model and run it from a humidity sensor: after a wash it clears the steam by itself, and in a closed-up apartment it switches on when the air gets damp.
We choose finishes that can handle damp: primer with an antifungal additive, washable paint instead of wallpaper, moisture-resistant plasterboard on the ceiling. If the storage room holds a lot of clothes and the apartment stands empty for months, we add a dehumidifier with a permanent drain into the sewer.
A washing machine and tumble dryer in the storage room
A washing machine in a storage room needs its own valve on the supply pipe, a drain into the sewer through a trap and an earthed socket on its own circuit with a 30 mA RCD. We put the socket about a metre above the floor, to one side of the machine, and for a washer and dryer stack we fit two straight away. We put a leak sensor under the machine and a motorised valve on the water inlet: if there is a leak, it shuts off the water by itself.
The drain is the hardest part here. The machine's pump doesn't lift water very high and struggles with a long run, while a waste pipe needs a constant fall to the riser. If the storage room is far from the riser, we run the pipe in the screed or put the machine on a plinth; this is decided before the floor is poured.
We cover the floor under the machine with a waterproofing membrane taken up the walls, with a small upstand at the door, so that a leak stays in the storage room and doesn't reach the neighbours below. The procedure is described on the page about floor waterproofing. We stand the machine on tiles over screed, not on a floating floor or a shelf, otherwise it rocks on the spin cycle. If the storage room is next to a bedroom, we choose a solid door leaf with a seal at the sides and top, and leave the gap at the bottom for the air supply. You will still hear the spin cycle at night.
A water heater in the storage room
A storage room next to the bathroom is a convenient place for a water heater: the tank doesn't take up space in the bathroom, and hot water reaches the shower quickly. The tank size, the pipework with a relief valve and the connection to its own circuit are described on the page about water heater installation; here we cover what the storage room itself changes.
If the storage room is partitioned off with plasterboard, the position of the tank is decided before the boarding goes on: a full tank is heavy, and we build backing into the frame for its brackets. We plan the shelves around the water heater with room to spare. Underneath there has to be space to remove the flange with the heating element and anode, and at the front free access to the valves. So under the tank we leave an empty zone or a removable shelf, not a fixed shelving unit that would have to be taken apart at the first service.
We don't move a gas boiler into a storage room ourselves and we don't touch the gas pipe: gas is connected and moved by the gas company.
Shelves and shelving units
We choose the shelf depth to suit what is stored. Boxes, cleaning products and tools need 30–40 cm, while suitcases, folded blankets and a vacuum cleaner need 50–60 cm. If the shelves run along two walls in an L shape, we leave a walkway of at least 60 cm between them. Heavy things are kept at waist height, and cleaning products on shelves above a child's reach.
We raise the bottom shelf 15–20 cm off the floor: you can mop under it, and if there is a leak, things stay dry. We choose powder-coated or galvanised metal shelving, as bare metal rusts by the sea. Melamine-faced chipboard looks warmer, but next to a washing machine water gets into its edges.
Lighting, door and floor
We put the switch outside, by the frame on the handle side, and choose one with an indicator: the light in the rocker shows that someone has left the light on inside. If you often go in with your hands full, a light with a motion sensor is more convenient. If there is a water heater or a washing machine inside, the light needs a moisture protection rating of at least IP44. Over deep shelving we move the light towards the walkway: directly above the shelves, the upper ones cast a shadow on the lower ones.
The door of a narrow storage room opens outwards, as there isn't room for it to swing inside. In a corridor with several doors it is often made hidden, flush with the wall, and in a narrow corridor a sliding leaf is more convenient. At the bottom we leave a gap of 1.5–2 cm or fit a transfer grille: without them the fan has nowhere to draw air from.
On the floor we lay porcelain or ceramic tiles. Laminate next to a washing machine swells after the very first leak.
A storage room in an apartment you let
In a short-term rental apartment the storage room becomes the property manager's store: spare sets of bed linen, towels, cleaning products, light bulbs, the owner's belongings. We fit it with a lock, the owner and the manager have the key or the code, and guests get the free wardrobes. We mark out the shelves for stacks of linen, so that during cleaning it is clear at once what is missing. What else goes into an apartment for guests is covered on the page about renovation for short-term rental.
A year-long tenant needs a storage room more than a guest does: they have nowhere else to put empty suitcases and winter clothes, so we make the shelves deeper for them.
How much a storage room renovation costs in Batumi
A turnkey storage room renovation costs from 570 to 840 ₾ per m² of floor. The price covers labour and rough-work materials: walls, ceiling, floor, electrics, ventilation and outlets for appliances where they are needed. Shelving is priced separately: metal or melamine chipboard storage room shelving, installed, costs 360–540 ₾ per linear metre.
A square metre of a storage room costs more than a square metre of an ordinary room, because 2–3 m² need the same set of work as a large room: a door, a light, a fan, sockets. As separate lines in the estimate, interior door installation costs 205–300 ₾, fitting an extractor fan 45–60 ₾ for labour, an electrical point 42–66 ₾, and laying floor tiles 72–110 ₾ per m². The door leaf, fan, light and tiles are priced by the models you choose.
Storage rooms with a washing machine and a water heater come out closer to the upper end: water, drainage, waterproofing, a separate circuit and backing. The final cost is set after the site measurement and once the estimate is agreed.
Stages and timelines
-
Inspection and plan
1–2 days
We measure the storage room, find the nearest riser and ventilation shaft, and decide what goes inside and which way the door opens.
-
Rough services
2–4 days
We bring out the water supply and drain, run the electrical circuits, and fit backing for the water heater and boxing for the duct.
-
Waterproofing and floor
2–3 days
We apply the waterproofing membrane up the walls, form an upstand at the door and test the layer with water before tiling.
-
Finishing
4–6 days
We tile the floor, and skim and paint the walls and ceiling.
-
Appliances, lighting and door
1–2 days
We hang the water heater, fit the fan, the light and the door, and connect the washing machine and tumble dryer.
-
Shelving and handover
1–2 days
We install the shelves following the plan of the pipe and cable runs, and check the extraction, the drain and the valves. You sign the completion certificate on site or over a video call.
Local specifics in Batumi
In an apartment that is closed up for the winter, we leave a storage room with a washing machine and water heater so that nothing in it can leak: the water is shut off at the inlet, the water heater is switched off, and the machine door and detergent drawer are left ajar so that mould doesn't grow in the door seal. The fan meanwhile runs from its humidity sensor. The storage room has no window, the heating is off, and damp builds up here faster than in the other rooms.
By the sea, things that carry salt end up in the storage room: beach umbrellas, mats, bags, towels. Salt draws moisture from the air, and these things never dry out completely. We suggest keeping beach things on a separate slatted shelf closer to the extractor.
Many new builds have no separate storage room in the layout, and the risers and meters are in a recess by the entrance. A recess like this can be turned into a storage room, but we leave a hatch or a removable panel for access to the valves, the meters and the drain inspection point. We choose coated or stainless steel hooks, brackets and hinges: with salt in the air, bare steel rusts even inside the apartment.
Materials and brands
We waterproof the floor under the washing machine with Ceresit or Mapei membrane, and lay the tiles on adhesive from the same brand. In a wet area this matters: a primer, membrane, adhesive and grout from one manufacturer have been tested together. We prime the walls with an antifungal primer and paint them with washable Caparol paint.
We choose a fan with a non-return valve and ball bearings, as it will run for hours in humid air. Sockets with covers and their frames are ABB, Schneider Electric or Legrand. For a shallow storage room we choose a slim water heater; Ariston makes such models. Shelving is powder-coated metal or moisture-resistant melamine chipboard with edging on every edge.
What makes up the cost
Timeline: 1.5–2.5 weeks for a 2–3 m² storage room with a washing machine and water heater; a storage room just for belongings takes about a week
- A small area: the door, lighting and fan are spread over two or three square metres
What raises the cost
- A washing machine and tumble dryer: water, drainage, a separate circuit and waterproofing
- A storage room far from the riser and ventilation shaft: a long drain and duct
- A water heater on a plasterboard partition, which needs backing
- A new partition and door, if the storage room is partitioned off from the corridor
What lowers the cost
- A storage room just for belongings: lighting, a gap under the door and a fan, with no water
- Ready-made metal shelving instead of made-to-measure shelves
We prepare the exact estimate from measurements and photos. It’s free and comes with no obligation.

A 2-year warranty on the work, 5 years on pipes and cables in walls.
The five years cover the pipes and cables in the walls and floor that we laid. If the washing machine drain or supply that we installed leaks, or water gets through our waterproofing, we fix it at our own expense and restore the storage room finishes that had to be opened up. The fan, the water heater and the appliances carry the manufacturer's warranty.
Questions and answers
How much does a storage room renovation cost per m² in Batumi?
A turnkey storage room renovation costs 570–840 ₾ per m² of floor, and this price includes labour and rough-work materials. Shelving is priced separately, at 360–540 ₾ per linear metre installed. A square metre comes out more expensive than in an ordinary room, because any storage room needs a door, a light and a fan, and they are spread over just two or three square metres.
If a washing machine and water heater go into the storage room, water, drainage, waterproofing and a separate circuit are added. We send a preliminary estimate from photos and a plan within 24 hours on business days, and the final cost is set after the site measurement and once the estimate is agreed.
Which tumble dryer can go in a storage room without a window?
A condenser dryer or a heat pump dryer. Both collect the water from the laundry in a tank or drain it into the sewer, and neither needs a duct to the outside. We don't install a vented dryer without an air outlet to the outside: in a single cycle it blows litres of water as steam into a small room.
A heat pump model costs more, but it heats the storage room less and uses less electricity. We connect the condensate drain to the sewer straight away, so the tank doesn't need emptying after every cycle. The storage room still needs a fan: the machine gives off some of its heat and moisture into the air.
How do you make a storage room in an apartment if the layout doesn't have one?
It is usually partitioned off at the end of the corridor, in a recess by the entrance or in a corner of a large bedroom, with a plasterboard partition and a door. For storage, 1.5–2 m² is enough. A washing machine with shelves needs more: there has to be room in front of the machine to open the door and take out the laundry.
A new partition must not block a window, a ventilation shaft grille, the meters or the valves. Before the work starts, we check with an architect and our partner lawyer which work counts as renovation and which needs approval. We don't touch load-bearing walls without a project and a structural engineer.
Can an e-scooter be stored and charged in a storage room?
It can be stored there, but it is better to charge it where you are close by. A lithium battery heats up while charging, and in a cramped storage room next to linen, boxes and cleaning products overheating is more dangerous than in the hallway. If there is nowhere else, we put the charging socket by the door, about a metre above the floor and away from the shelves with paper and chemicals, and tile the floor under the scooter.
For a storage room like this we recommend a standalone battery-powered smoke alarm: it is inexpensive and needs no wiring. We don't advise leaving the scooter on charge overnight.
Can a water heater be hung above the washing machine in a storage room?
Yes, in a cramped storage room this is a common solution. Between the top of the machine and the bottom of the tank we leave a gap for removing the flange with the heating element and anode, 30–40 cm in our experience. If there is less space, the machine will have to be pulled out at every service, so we give its hoses extra length. We take the relief valve drain into the sewer: drips during heating mustn't fall onto the top of the machine.
The water heater and the machine get separate circuits from the consumer unit, each through an RCD. If the storage room has a washer and dryer stack, a tank usually won't fit above it, and we hang it on the next wall.
