Standing seam roof in Batumi: double-lock seams and metal for the sea
We build standing seam roofs in Batumi from single pans running ridge to eaves, joined by a standing seam with no screws on the outside. On low slopes and by the sea we use a double-lock seam with sealing tape, long pans are fixed with sliding clips, and over an attic we lay a continuous deck with a noise-damping membrane. A standing seam roof with materials starts from 300 ₾ per m².
from 300 ₾/m²coated steel on existing rafters: base, pans, ridges. The final price is confirmed once agreed.
- Timeline: a 120–150 m² standing seam roof on existing rafters usually takes 3–4 weeks

Standing seam roof in Batumi: how it works
A standing seam roof is made of long metal pans that run from ridge to eaves in one piece. Neighbouring pans are joined by a seam, with their edges folded into each other, and fixed to the base with concealed clips. There is not a single screw on the outside, so water finds no holes. That is why a standing seam roof in Batumi works well on low slopes, where metal tile already starts to let water into its laps in a side wind.
The strict vertical lines of standing seam suit modern houses and barnhouses, where the roofing often continues down the walls. Houses of this kind are covered on the barnhouse homes page.
Single-lock, double-lock and snap-lock
| Joint | How it is made | Where it fits |
|---|---|---|
| Snap-lock | Edges click together by hand without tools | Short slopes, steeper pitches, small buildings |
| Single-lock standing seam | Edges folded once with a seaming machine | Ordinary house roof slopes |
| Double-lock standing seam | Edges folded twice; the seam is almost watertight | Low slopes, long pans, houses by the sea |
On low slopes the double-lock seam gets sealing tape inside. On houses by the sea we almost always offer double-lock: it keeps water out even when wind drives it up the slope.
Thermal movement and clips
A long metal pan grows longer in the summer sun and shrinks at night. If it is fixed rigidly, the metal starts to ripple and the fixings work loose. So on pans longer than a few metres we fit sliding clips that let the metal move, and fixed clips only in one zone, usually near the ridge. Clip spacing is closer at the eaves and slope edges, where wind pressure is highest.
Base and noise
Standing seam needs a continuous deck or close battens at the spacing set by the metal manufacturer. Over a living attic we lay a continuous deck with a structured separation membrane: it damps the drumming of rain and gives a gap for condensation from the underside of the metal to drain away. Over a cold loft battens and a breathable membrane are enough.
Metal for the sea
The standard option is galvanised steel with a polymer coating, as for metal tile, but with a thicker sheet and a coating designed for seaming. For seafront houses there is coated aluminium, which does not rust at all, and copper or titanium-zinc, which last for decades and need no painting. Copper and titanium-zinc are imported to order in Georgia and cost much more than steel. How standing seam differs from metal tile in price and installation shows in the estimate: standing seam costs more but has fewer details where it can leak.
Smooth standing seam sheds snow instantly, so on mountain houses snow guards are mandatory, and gutters are designed with stronger hooks. Such a roof pairs well with a concealed or external gutter system in the same metal.
How much a standing seam roof costs
A standing seam roof in coated steel with materials on existing rafters costs from 300 ₾ per m²: base, membrane, seamed pans, ridges and junctions. A continuous OSB deck with underlay as a separate line starts from 57 ₾ per m², snow guards from 81 ₾ per linear metre, steel gutters from 110 ₾, and copper or titanium-zinc gutters from 320 ₾ per linear metre of eaves. The final price is set after measuring the roof or from the design, once the estimate is agreed.

Local specifics in Batumi
Salt near the sea settles on metal and is washed off by rain only on open areas. Under overhangs, in valleys and behind chimneys it builds up, and corrosion starts there. So on a seafront standing seam roof we use aluminium or steel with the most durable coating, and we advise owners to rinse the areas rain does not reach with fresh water once a year.
In summer dark standing seam on a south slope gets hotter than light metal, and the pans move more. On long slopes in Batumi we more often use light and mid tones and do not skimp on sliding clips. Copper and titanium-zinc resist salt, but galvanised steel must not be placed next to them: contact between different metals speeds up corrosion.
Materials and brands
Galvanised steel with a polymer coating 0.5–0.7 mm thick, coated aluminium, copper or titanium-zinc to order. Sliding and fixed clips in stainless steel or the same metal as the pans. Deck of OSB-3 or moisture-resistant plywood, structured separation membrane over an attic, sealing tape for double-lock seams on low slopes. Trims are folded from the same sheet.
What makes up the cost
Timeline: a 120–150 m² standing seam roof on existing rafters usually takes 3–4 weeks
- pan length and rolling on site
What raises the cost
- copper, titanium-zinc or aluminium instead of steel
- double-lock seam with sealing tape on low slopes
- continuous deck and noise-damping membrane
- complex shape with valleys and junctions
What lowers the cost
- simple roof with long straight slopes
- snap-lock on small buildings

Questions and answers
How much does a standing seam roof cost in Batumi?
In coated steel with materials on existing rafters from 300 ₾ per m²: base, membrane, pans, ridges and junctions. Copper and titanium-zinc cost much more and are priced separately. A continuous deck under an attic, snow guards and gutters are separate lines. The final price is set after measuring, once the estimate is agreed.
Is a standing seam roof noisy in rain?
On bare battens metal rings. Over a living attic we lay a continuous deck and a structured separation membrane, plus dense insulation between the rafters. Then rain sounds muted, roughly like a metal tile roof with good sound insulation. Over a cold loft the sound hardly reaches the rooms, and the membrane is not needed there.
What is the minimum pitch for standing seam?
Manufacturers allow a double-lock standing seam with sealing tape on very shallow slopes. By the sea we try not to go below 8–10°, because in a storm water climbs the slope. Snap-lock needs a steeper pitch, and we use it on short slopes and small buildings.
Why is standing seam better than metal tile?
It has no exposed screws and no horizontal laps, so there are fewer places for water to get in. It suits low slopes and strict architecture better. Metal tile is cheaper and faster to install, and on a simple roof with a normal pitch it is reliable too.
Can a copper roof be built in Georgia?
Yes, copper is imported to order, and we build the delivery time into the schedule. A copper roof lasts for decades, darkens with time and later develops a green patina. Galvanised steel must not be used next to copper: gutters, trims and fixings are made of copper or stainless steel.
