Home spa in a private house: what goes into it
A home spa in a private house is a place where heat, water and rest come together: a sauna or hammam, a plunge tub or hot tub, a shower, a relaxation area. It goes in the basement of a villa, next to an indoor pool, in a separate pavilion or on a terrace. We put it together around how you relax: some want a Finnish sauna with a cold plunge, others a hammam and a hot tub on a terrace with a sea view. For a house to let, a hot tub and sauna noticeably raise guest interest in the off-season.
What can be installed
| Area | How it works | What it needs |
|---|---|---|
| Sauna | Dry heat from an electric heater | A dedicated electrical circuit, ventilation |
| Hammam | Moist steam from a steam generator, heated benches | Waterproofing, vapour barrier, drain, mosaic |
| Hot tub | Warm water with hydromassage | A level base, electrics, drain |
| Plunge tub | Cold water after the steam room | Chilling or a cold water supply |
| Experience shower | Rain, contrast, with scents | Pressure, floor drain, thermostatic mixer |
A freestanding bathhouse on the plot is built to its own rules; more on the bathhouses and saunas page. Here we are talking about a spa inside the house or next to the pool.
A hot tub on a terrace or indoors
A freestanding hot tub arrives ready-made: with its shell, pumps, heater and cover. It is set on a level concrete slab or a strengthened terrace and connected to a dedicated electrical circuit and a drain. A filled tub for 4–6 people weighs around two tonnes with the people in it, so we check a timber terrace or roof before it goes there. A built-in concrete spa pool with hydromassage is made next to the main pool or within it, with shared or separate filtration.
Hammam and sauna in the house
- the sauna is insulated, foil-lined and clad in lime or aspen boards;
- the hammam is lined with mosaic over waterproofing and a vapour barrier;
- hammam benches and walls are heated, and the ceiling is vaulted so condensation does not drip;
- the steam generator goes in the next room with access for servicing;
- ventilation and drainage are calculated separately for each area.
If the spa area is next to an indoor pool, we design its ventilation and dehumidification together; more on the indoor pools page.
Electrics and safety
The sauna heater, steam generator, hot tub and chilled plunge tub draw a lot of power, and each needs its own circuit with residual current protection. We check the total load before the design: sometimes a spa area needs the supply capacity raised; more on the power supply and connection page. Lights in wet areas run on safe extra-low voltage, floors are non-slip, and sauna and hammam doors open outwards.
Spa design
A spa is an interior where materials, light and scent matter. Stone, mosaic, timber, soft warm light and a view outside turn a technical room into a place you want to come back to. If the house has an interior design project, the spa area is best included from the start; more on the house and villa design project page.
How much a spa area costs
A sauna in the house, a 2–4 m² turnkey sauna room, costs from 11 900 ₾. A freestanding hot tub for 4–6 people with installation from 33 000 ₾, a built-in 2×2 m concrete spa pool with hydromassage from 34 800 ₾. A turnkey 4–6 m² hammam from 37 800 ₾, a steam generator on its own from 8 400 ₾. A plunge tub with water chilling from 12 000 ₾, a rain or contrast shower from 3 600 ₾. The final cost is set after the design and an agreed estimate.

Local specifics in Batumi
Humidity in Batumi is high all year, so a sauna in the house needs good ventilation, and we treat its timber and let it dry out after every session. In a hammam and showers the vapour barrier and waterproofing must be continuous, otherwise moisture gets into walls and floors, and within a season stains and mould appear.
Sea air and salty wind quickly wear out an open hot tub on a terrace: we keep the cover closed, use stainless metal and shield the cabinet from direct sun. Winter on the coast is mild, so an outdoor hot tub runs almost all year, and it is in winter, in the rain or after a walk by the sea, that guests like it most.
Materials and brands
Electric heaters and wood-burning stoves, foil-faced insulation, lime, aspen or thermally modified timber cladding for the sauna. Steam generators, mosaic, epoxy grout, waterproofing and vapour barrier for the hammam, bench heating. Freestanding hot tubs with covers, fittings for built-in spa pools, plunge tubs with chillers. Thermostatic mixers, rain showers, floor drains, light fittings for wet areas.
What makes up the cost

- a built-in spa pool instead of a hot tub
- a chilled plunge tub
- raising the power supply capacity
What lowers the cost

Questions and answers
How much does a home spa in a private house cost?
A turnkey sauna in the house costs from 11 900 ₾, a freestanding hot tub for 4–6 people from 33 000 ₾, a turnkey hammam from 37 800 ₾, a built-in spa pool from 34 800 ₾. A chilled plunge tub from 12 000 ₾. The final cost is set after the design and an agreed estimate.
Can a hot tub go on a timber terrace?
Only after a check. A filled tub for 4–6 people weighs around two tonnes with the people in it, and an ordinary terrace on joists is not designed for that. Most often we pour a concrete slab under the tub or strengthen the terrace base. A dedicated electrical circuit and a drain are also needed.
Sauna or hammam?
A sauna is dry heat of 80–100 degrees, a hammam is moist steam at 40–50 degrees. A sauna is simpler and cheaper to build; a hammam needs continuous waterproofing, mosaic and a steam generator. Many people build both if there is room, with a shower and plunge tub between them.
Does a spa need its own ventilation?
Yes. A sauna needs supply air to the heater and extract, a hammam needs extract after a session to dry the room. Without ventilation, moisture goes into the walls and neighbouring rooms. We design spa ventilation separately, or together with an indoor pool if it is next door.
Will the power supply be enough?
The heater, steam generator, hot tub and chilled plunge tub together draw a lot. Before the design we check the supply capacity and, if it is not enough, arrange an increase. Each appliance gets its own circuit with residual current protection, and the panel has protection for each area.
