Connecting electricity to a house in Batumi: who is responsible for what

Connecting electricity to a house in Batumi goes through the network company Energo-Pro Georgia. It issues the conditions, installs or moves the meter and switches on the supply. The connection fee and timeline depend on the company and the allocated capacity, and we do not promise them in advance. Our part is everything after the connection point: the load calculation, the cable from the pole or plot boundary to the house, the panel, wiring, earthing and protection.

During construction a temporary connection is usually arranged, and the permanent one is made when the house is ready. If the panel and supply are installed to the design straight away, the temporary arrangement does not have to be redone later.

How much capacity a house needs

We calculate capacity from the actual loads, not by eye:

  • kitchen: hob, oven, dishwasher;
  • hot water: an electric water heater or a heat pump;
  • heating and cooling: heat pump, air conditioners, underfloor heating;
  • well pump, booster pump, a septic tank with a treatment plant;
  • sauna, pool, electric car charging, workshop.

The total, allowing for the fact that not everything runs at once, decides whether a single-phase supply is enough or three-phase is needed. If the allocated capacity is too small, it is increased through Energo-Pro Georgia, and we settle this before any equipment is bought.

Supply and house panel

From the pole or plot boundary to the house the cable runs underground in a protective duct, with warning tape above it. We accept an overhead supply to the house only where there is no alternative. The house panel is built with spare ways: a main breaker, a voltage relay, surge protection, RCDs on socket circuits, bathrooms and outdoors, and separate circuits for heavy appliances. Every circuit is labelled, and the panel schedule is kept inside the door. How a panel is built is described in detail on the electrical panel assembly page.

Wiring through the house

We use only copper-core cable, sized for the load and length of the circuit. Kitchen sockets go on separate circuits, with spare capacity at the worktop. Cables in walls run strictly vertically and horizontally, in floors and ceilings in conduit, and junction boxes are left accessible. Before plastering we photograph every wall with a tape measure and test the insulation with a megger.

Earthing and surge protection

For a private house we install its own earth electrode system and measure its resistance. The panel, water heater, bath, metal pipes and, if there is one, the lightning protection are connected to it. Voltage surges happen in Adjara, especially after thunderstorms and in the mountains. A voltage relay and a surge protection device in the panel protect against them, and for a house full of appliances a three-phase stabiliser. How to choose a stabiliser is described on the stabilisers and surge protection page.

Electricity on the plot

Separate circuits from the house panel run to the garage, gates, outdoor lighting, pool and summer kitchen. Cable on the plot goes in a trench inside a duct, and outdoor sockets and lights are water-protected. If power cuts are frequent, we plan the place and circuit for a generator or backup power from the start.

How much a house power supply costs

Turnkey electrical installation for a private house with materials costs from 120 ₾ per m² of house: panel, cabling, sockets, switches and lighting. A main house panel with meter, breakers, RCDs and voltage relay from 2 460 ₾, a service cable from the pole to the panel from 84 ₾ per linear metre, a cable run to an outbuilding on the plot from 69 ₾ per linear metre. An earth electrode system from 1 380 ₾, a surge protection device in the panel from 300 ₾, a three-phase house stabiliser from 5 100 ₾, an ATS unit for a generator from 1 680 ₾. The Energo-Pro Georgia connection fee is not included in our prices. The final cost is set after the load calculation and an agreed estimate.

Local specifics in Batumi

Thunderstorms over Batumi are heavy in summer and autumn, and overhead lines in the suburbs and mountains are long. Surges after a nearby strike burn out boilers, routers and air conditioner inverters. So we fit surge protection and a voltage relay in every panel, and for expensive equipment in mountain houses we add a stabiliser.

Humid salty air by the sea damages contacts in outdoor panels and boxes. We choose outdoor enclosures with a high protection rating, with cable entries from below through sealed glands, and check and tighten panel terminals at the annual service. In the mountains, voltage on long lines is often low in the evening, which shows up in measurements before equipment is bought.

Materials and brands

Copper-core cable with double insulation, armoured or in HDPE duct for burial. Panels with modular breakers, RCDs and RCBOs, voltage relays and surge protection devices. Modular earth rods and galvanised steel tape. Conduit for concealed runs, junction boxes, weatherproof outdoor enclosures. Single-phase and three-phase stabilisers.

What makes up the cost

Timeline: power supply for a 150–200 m² house usually takes 3–6 weeks including first and second fix

  • number of points and light fittings

What raises the cost

  • three-phase supply and high capacity
  • a long supply from the pole and circuits on the plot
  • many circuits: pool, sauna, charging, workshop
  • a stabiliser and backup power

What lowers the cost

  • a compact house with a single-phase supply
  • a pole at the plot boundary

Questions and answers

How much does it cost to wire a private house in Batumi?

Turnkey electrical installation for a private house with materials costs from 120 ₾ per m² of house, a main panel from 2 460 ₾, a service cable from the pole from 84 ₾ per linear metre. The Energo-Pro Georgia connection fee is not included; the company sets it. The final cost is set after the load calculation and an agreed estimate.

Single-phase or three-phase supply for a house?

It depends on the load. A small house with a gas boiler often manages with single-phase. If you plan a heat pump, electric boiler, pool, sauna or car charging, a three-phase supply is usually needed. We calculate the load before applying to the network company so that the supply and panel do not have to be redone later. Three-phase appliances are then connected separately, and sockets are spread evenly across the phases.

Why does the breaker trip when the water heater comes on?

Either the breaker on the circuit is rated below the load, or the house has little allocated capacity and the main breaker or limiter trips. Sometimes a poor connection that overheats is to blame. We check the panel and measure the load, then redistribute circuits or apply for more capacity.

Does a private house need earthing?

Yes. Without earthing an RCD cannot properly protect people, and the casings of the water heater, washing machine and metal pipes remain dangerous if there is a fault. We install the house's own earth electrode, measure its resistance and connect the panel and all metal parts to it.

How can appliances be protected from voltage surges?

We fit a voltage relay in the panel that disconnects the house at dangerous voltage, and a surge protection device for spikes after thunderstorms. For a house with expensive appliances and in the mountains with low voltage we add a stabiliser for the whole house or for individual appliances.
