Lightning protection for a private house: air terminal, conductors, earthing

We design lightning protection for a private house from a risk assessment: house height, terrain, roof, solar panels. We fit an air terminal, down conductors on the corners and an earth electrode with a resistance test, and in the panels surge protection on power, data and outdoor equipment lines. Lightning protection for a private house installed from 4 320 ₾.

Lightning protection for a private house: is it needed

Thunderstorms are frequent in Adjara, especially in summer and early autumn. Not every house needs lightning protection, and we decide by risk: how much taller the house is than nearby buildings and trees, whether it stands on a hill or an open slope, what the roof is made of, whether there are solar panels and antennas on it. A house on a hilltop in a mountain village or a tall villa on an open plot is at greater risk without protection than a house in dense city development.

But even where external lightning protection is not needed, surge protection for the electrics is almost always needed. A strike on the line hundreds of metres from the house burns out boilers, routers and air conditioner inverters.

External lightning protection

External protection intercepts the strike and carries the current to earth past the house. It consists of an air terminal, down conductors and an earth electrode. The air terminal can be a mesh on the roof, rods on the ridge and chimneys, or a separate mast next to the house. Down conductors run down the corners of the house, at least two, by the shortest path to earth and away from windows, doors and combustible materials. A metal roof can act as an air terminal only if the metal thickness and sheet joints allow it; otherwise we fit a separate system. How the roof is built is described on the roofing works page.

Earthing

Lightning current goes into the earth electrode: vertical rods connected by tape in a trench around or next to the house. The same electrode serves as the earth for the electrics, and all systems are bonded at one point. After installation we measure the resistance and draw up a test report. On rocky ground in the mountains it is harder to achieve the required resistance, so there we add rods or install a ring electrode.

Surge protection

  • a surge protection device in the main panel on the line from the network company;
  • a second stage in floor panels and outbuildings;
  • protection on lines to outdoor cameras, gates and lighting;
  • protection of the internet cable and antennas where they enter the house;
  • separate protection for a solar system on the panel side.

Without these devices external lightning protection protects the walls but not the appliances inside. How the house panel is built is described on the power supply page.

What is most vulnerable

What suffers most is equipment that stands outside and is connected to the house by cable: solar panels, outdoor units of heat pumps and air conditioners, cameras on poles, gate automation, the well pump. Metal structures on the roof, such as the mounting frames of solar panels, are bonded to the lightning protection system or kept out of the strike zone according to the design.

Inspection and maintenance

Once a year and after a heavy thunderstorm we inspect the air terminals, down conductors and connections. By the sea connections oxidise faster, so they are checked and tightened. Earth resistance is measured every few years. Surge protection devices in the panel have an indicator, and the module is replaced after it trips.

How much lightning protection costs

Lightning protection for a private house with air terminal, down conductors, connections and installation costs from 4 320 ₾. An earth electrode system with resistance test from 1 380 ₾, a surge protection device in the panel from 300 ₾. A main house panel with protection, breakers and RCDs from 2 460 ₾. The final cost is set after a risk assessment, considering the house height, and an agreed estimate.

Local specifics in Batumi

Summer and autumn thunderstorms in Adjara can be strong, and houses in mountain villages and on the hills above Batumi often stand taller than trees and neighbours. Long overhead lines in the suburbs bring surges from distant strikes straight into the panel. So we fit surge protection in every house, and external lightning protection where the risk assessment shows it is needed.

Sea air speeds up corrosion of conductors and connections. For houses by the sea we use galvanised or stainless steel conductors with clamps of compatible metals, and check them annually. In the mountains rocky ground makes good earthing hard to achieve, so there we make the electrode larger or use deep rods.

Materials and brands

Conductors of galvanised steel, aluminium or stainless steel, holders for roof and facade, connection and test clamps. Rod air terminals and masts for free-standing protection. Modular earth rods, galvanised steel tape, conductive paste. Surge protection devices for power lines, data lines and solar systems.

What makes up the cost

Timeline: lightning protection and earthing for a private house usually take 1–2 weeks including design

  • roof area and number of down conductors

What raises the cost

  • a tall house and a complex roof
  • a free-standing mast
  • rocky ground and a large earth electrode
  • solar panels and equipment on the roof

What lowers the cost

  • a simple gable roof
  • soft ground for the earth electrode

Questions and answers

How much does lightning protection for a private house cost?

Lightning protection with air terminal, down conductors, connections and installation costs from 4 320 ₾. An earth electrode with testing from 1 380 ₾, a surge protection device in the panel from 300 ₾. The price depends on the house height and roof. The final cost is set after a risk assessment and an agreed estimate.

Does a house in Batumi need lightning protection?

Not every house. A house in dense city development among taller buildings usually does without external protection. A house on a hill, a tall villa on an open plot or a house in the mountains above the trees is at greater risk and needs it. Surge protection in the panel is needed by practically everyone.

Can a metal roof act as lightning protection?

It can, if the metal thickness and sheet joints allow it and the roof is reliably connected to down conductors and earthing. Thin profiled sheet and metal tiles can burn through at the strike point, so for them we more often fit a separate air terminal. The decision is made in the design.

Why did appliances burn out after a storm if lightning did not hit the house?

A strike on or near the line induces a surge that travels along the wires into the house. It burns out the electronics of boilers, routers and air conditioners. Protection against this comes from surge protection devices in the panel and on data lines, not from external lightning protection.

How often should lightning protection be checked?

Inspect it once a year and after a heavy thunderstorm: are the conductors intact, have connections loosened. Earth resistance is measured every few years. By the sea connections oxidise faster, so we check them more thoroughly. Surge protection modules in the panel are replaced after they trip.
