House construction cost estimate in Batumi: quantities, materials, contractor checks

A house construction cost estimate shows the price of the whole build: by stage, material and labour, in quantities taken from the design. With it you can compare contractors fairly, sign a contract with payment for work done, and know in advance how much money is needed and when. We also check other people's estimates for missing work, inflated quantities and hidden surcharges. A house estimate from the design from 1 440 ₾.

House construction cost estimate: why price it before building

A house construction cost estimate shows what the whole house costs: every stage, every material and every piece of work, in quantities taken from the design. Without one, contractors quote a price per square metre, and their offers cannot be compared: one includes the roof and windows, another only the frame. An estimate from the design gives a common basis for comparison, for the contract and for paying for work actually done, and the owner knows how much money is needed and when.

What an estimate consists of

SectionWhat it includes
PreparationSurveys, clearing, temporary services, site fencing
GroundworksExcavation, foundation, waterproofing, backfill
ShellFrame, floors, walls, stairs
Roof and windowsRoof, gutters, windows, doors
ServicesWater, drainage, electrics, heating, ventilation
Finishes and plotFacade, finishes, landscaping, connections

For each section we take quantities from the drawings, materials with an allowance for cutting, and labour at Batumi market rates. We separately show what is often forgotten: soil removal, scaffolding, temporary electricity, security, utility connections. What we build turnkey and what that price includes is on the turnkey house page.

Bill of quantities

The basis of an estimate is the bill of quantities: how many cubic metres of concrete, tonnes of rebar, and square metres of masonry, roofing and plaster the design calls for. The bill can be given to several contractors so they put their prices against the same quantities. Then the comparison is fair, and the price difference shows line by line rather than as one final figure.

Checking a contractor's estimate

  • we check quantities against the design;
  • we compare prices with the market;
  • we look for missing work and materials;
  • we check what is hidden under "other costs";
  • we look at payment and surcharge terms.

Most often a contractor's estimate leaves out waterproofing, masonry reinforcement, gutters, waste removal and temporary services. They later surface as extra charges when it is too late to say no. If an estimate has clear errors or inflated quantities, we write a report; more on the independent construction assessment page. How to choose between a crew and a company is on the crew or company page.

The estimate changes

The design changes along the way, prices for rebar and concrete in Georgia change too, and an estimate prepared a year ago is already inaccurate by the start of construction. We update it with every noticeable change in the design or prices and show what changed and why. That way the owner sees where the money goes and can decide where to save and where not to.

Payment schedule

We attach a financing schedule to the estimate: how much money will be needed in each month of the build and at which stage. This matters if the house is built in parts, on a loan or with transfers from abroad. Payments to the contractor are best tied to estimate stages and to technical supervision records, so money goes out for work done rather than as an advance for the whole house.

How much an estimate costs

A house construction estimate from the design with quantities, materials and labour costs from 1 440 ₾. A bill of quantities for works and materials from 840 ₾, an estimate revision after a design or price change from 330 ₾. An independent audit of a contractor's estimate from 4 ₾ per m² of the house, a renovation estimate from 190 ₾. The final cost is set after reviewing the design and agreeing what the estimate should cover.

Local specifics in Batumi

In Batumi most materials are brought in, and prices for rebar, cement, windows and finishes move with the lari exchange rate and delivery costs. So the estimate states the date of the prices and the assumptions, and for large projects we advise fixing prices for key materials in the contract or buying them in advance.

Many contractors on the coast work at a price per square metre with no breakdown. That price is handy for a first conversation but not for a contract: it is unclear what it includes, and there are almost always surcharges. An estimate based on quantities protects the owner from surprises halfway through the build.

Materials and brands

A design with all its sections, specifications for materials and equipment, a bill of quantities from the drawings. Labour rates for the Batumi market and current supplier prices with a date. The estimate as a spreadsheet where all formulas and quantities are visible, plus a short summary by stage for the owner. A financing schedule by month of construction. A list of assumptions: what is not in the estimate and why.

What makes up the cost

Timeline: an estimate for a private house from a finished design usually takes 1–2 weeks, checking someone else's estimate 3–5 days

  • house area and completeness of the design

What raises the cost

  • a large house with many sections
  • an incomplete design and many assumptions
  • comparing several contractors
  • frequent design changes

What lowers the cost

  • a simple house with a full design
  • a bill of quantities only, without prices

We prepare the exact estimate from measurements and photos. It’s free and comes with no obligation.

Guarantees

We stand behind the quantities in our estimate. If it turns out on site that we got the quantities from the design wrong, we recalculate the estimate at our own expense. Market price changes and design changes are not covered by this guarantee; we handle them with a revision.

Questions and answers

How much does a house construction cost estimate cost?

An estimate from the design with quantities, materials and labour costs from 1 440 ₾, a bill of quantities from 840 ₾, an estimate revision from 330 ₾. An audit of a contractor's estimate from 4 ₾ per m² of the house. The final cost is set after reviewing the design and agreeing what the estimate should cover; the total depends on the area and how complete the design is.

Can an estimate be made without a design?

Not an accurate one. Without a design we can make a ballpark figure from similar houses: what a house of that size and structure usually costs. It is useful for deciding whether to build at all, but not for a contract. A contract needs at least plans, sections and the structure, otherwise the quantities are guesswork.

Why is the estimate higher than a contractor's price per metre?

Usually because the price per metre does not include everything. The estimate shows the roof, windows, services, connections, soil removal and temporary works, which the contractor would later add as surcharges. What you should compare is the total with all the work, not the first figure mentioned in conversation.

How often should the estimate be updated?

With every noticeable change in the design and before every major stage if several months have passed since it was calculated. Prices for rebar, concrete and windows change, and an old estimate stops being accurate. An update shows what has changed and helps you decide where to save.

Do you check other contractors' estimates?

Yes. We check quantities against the design and prices against the market, and look for missing work and hidden surcharges in the payment terms. You get a list of comments and questions for the contractor. This helps agree a fair price before signing the contract rather than arguing halfway through the build.
