Porta Batumi Tower is a residential tower by the port, on the edge of the Old Town, on Egnate Ninoshvili Street. It is about 164 metres high with 43 floors, 41 of them taken up by apartments and penthouses. Construction began in 2014 and the building was completed in 2017. The design and construction were carried out by System Construction. Until 2024 it was the tallest residential building in Georgia, when a new tower on Rustaveli Avenue overtook it.
Porta Batumi Tower: two towers in one building
From outside the building looks like two fused tubes of different heights. Because of this shape, apartments on one floor differ: some face the sea and the port, others the Old Town and the mountains. According to sellers, the tower has 418 apartments in total, from small units to penthouses on the upper floors. Most were sold without finishing, in black frame, so the condition of apartments on the resale market varies a lot.
The Old Town and the port nearby
This is a high-rise that stands, unusually for Batumi, not in the resort south but by the historic centre. You can walk to Europe Square, the Piazza, the sea terminal and the streets of the Old Town. According to the developer, the sea is about 300 metres away. The port is next door, so the sea view here often comes with cranes and ships, and the port's work can be heard. Some like this, some do not, and it is better to check it yourself in the evening.
Shops, restaurants and offices work around it all year, so apartments here are bought both for living and for letting to tourists who want to stay by the old centre rather than by the southern beaches.
Apartments without finishing
An apartment in black frame gives freedom: the layout, lighting and finishes can be made to suit you. But there is more work: screed, plaster, all building services, windows and reveals, bathrooms, the kitchen. At height, wind and driving rain find weak window joints, so we check them before finishing. For letting we choose the layout and materials with frequent guest turnover in mind; for living we think more about quiet and storage. The order of work in new buildings is described on the page about new-build apartment renovation.
Porta Batumi: checks before purchase
We use the Public Registry extract to check the owner, area, legal use and encumbrances of the apartment. From the management company we get a certificate of debts and the building rules on renovation and letting. In the apartment we look at the windows, ventilation, the place for outdoor air conditioning units and the view, taking neighbouring plots into account. If the apartment is already renovated, we open up the bathroom and look at the fuse box. More about the check is on the page about the property document check.
If the apartment is bought for letting, by the old centre both daily lets in summer and lets of several months in winter work well. How we run long lets is described on the page about managed long-term letting.
Renovation in this complex
Most apartments were handed over without finishing, so renovation usually starts from scratch: rough work, wiring and plumbing, ventilation, finishes, the kitchen and furniture. Before finishing we check the windows and their joints: above the thirtieth floor draughts and leaks show up quickly.
We agree the work with the management company: hours for noisy work, the service lift, waste removal, places for air conditioners. Materials for a tower by the port are best delivered early in the morning, as traffic in the Old Town is heavy during the day.
Rentals and management here
By the Old Town an apartment lets almost all year: to tourists for a few nights in summer, and from autumn to spring to people who come to Batumi to work or live. So combining daily lets in season with a let of several months in winter often pays.
We prepare the apartment for letting, take photos with the view of the port and the sea, run listings and contracts, meet guests and tenants, look after the apartment and send a report once a month.
Questions and answers
How many floors does Porta Batumi Tower have?
43 floors, about 164 metres high. Apartments and penthouses take up 41 of the 43 floors. Until 2024 it was the tallest residential building in Georgia. The building consists of two fused towers of different heights, so apartments on one floor face different ways: towards the sea and the port, or towards the Old Town and the mountains.
In what condition were the apartments sold?
According to the developer and sellers, mostly without finishing, in black frame. The resale market has both untouched apartments and ones renovated in different years. In an untouched apartment renovation starts from scratch; in a renovated one we first check the bathroom, wiring and windows and only then decide what to keep.
Does the port next to the building get in the way?
The port is visible from many apartments, and its work can be heard. Some people like the view of the ships, others find it a nuisance. So we suggest seeing an apartment bought for living both in the day and in the evening. For daily letting a view of the port and the sea is usually a plus, if it is shown honestly in the photos.
Can you buy an apartment in Porta Batumi remotely?
Yes. We view the apartment on site, film a video, check the documents and debts, and the deal can be completed by a representative under a notarised power of attorney. We take the keys by a handover certificate, then renovate and let the apartment under a contract, and the owner follows everything through photos and reports.
