General contractor in Batumi: one contract and one party responsible
A general contractor in Batumi is responsible for the whole house, not for a single trade. They draw up the schedule, buy the materials, hire the crews and specialists, run the site, accept concealed works and hand over the house with its documents. You sign one contract, deal with one manager and accept stages against signed records. If the junction between the roof and a wall leaks, or a window does not fit its opening, sorting that out is our job, not yours.
What a general contractor does
- keeps the overall construction schedule and adjusts it when the weather or deliveries change;
- buys and accepts materials against the schedule of materials;
- hires crews and specialists and is responsible for their work;
- prepares applications for water, power and gas connections;
- organises the site: hoarding, storage, waste removal, safety;
- keeps the works log, concealed works records and photo reports;
- hands over the house and helps with commissioning and registration.
The order of the works themselves, from surveys to landscaping, is described on the stages of building a house page.
General contracting, several contractors or managing it yourself
| Arrangement | Who answers for the junctions | Your time | Main risk |
|---|---|---|---|
| General contracting | The general contractor | Accepting stages | Slightly higher price, but one party responsible |
| Several contractors | You | Schedule, procurement, disputes | Idle time and disputes at the junctions between trades |
| Your own crew and site manager | You and the site manager | Almost all of it | Mistakes in procurement and concealed works |
Separate contractors are sometimes cheaper on paper, but the difference often goes on idle time and rework at the junctions. If you choose general contracting and still want an independent view of the site, bring in your own engineer: that is not duplication but control on the client's side; more on the technical supervision page.
Subcontractors and utilities
Some work is done by specialists: bored piles, pools, lifts, ventilation, complex glazing. We choose them ourselves, sign contracts with them and answer to you for their work just as for our own. Connections to the city networks are made by the utility companies themselves: Batumis Tskali, Energo-Pro Georgia and SOCAR Georgia Gas. We prepare the applications and designs, obtain the technical conditions and put the connections into the schedule so that the house is not left waiting for water and power after the finishes are done.
Site and schedule
Every house has a site manager who is on site every working day, keeps the works log, accepts deliveries and checks the base before each next stage. We fence the site, keep materials under a shelter and remove waste as it builds up, not at the end of the job. We agree the plan for the week ahead with you and send a photo and video report once a week. In Batumi we build the schedule around the rain: we try not to put concrete and roofing into the wettest months, and we bring in materials that are afraid of moisture closer to when they are needed. How we organise procurement is on the construction materials procurement page.
Contract and payment
The general contracting agreement sets out the scope of work, the price and duration of each stage, the acceptance procedure and the guarantee. The advance goes on materials and the first stage, and after that you pay once each stage has been accepted against a signed record. What else is worth checking in the contract is covered on the turnkey construction contract page. How the payment schedule works and whether a house can be built in phases is on the stage payments page.
If you already have contractors
Sometimes an owner already has a crew they know for the shell, or their own window installer. Then we can take on the general contractor role without doing the works ourselves: draw up the overall schedule, coordinate the junctions between trades, accept stages and run the site. Before starting we look through your contractors' agreements and estimates so that no work is left at the junctions that nobody has taken on: waterproofing under windows, roof abutments, embedded sleeves for services. In this case payment is monthly. Those who do the work answer for its quality, and we answer for the schedule, the junctions and acceptance.
Houses, guest houses and commercial buildings
Under general contracting we build private houses and villas, guest houses, mini-hotels and commercial buildings: shops, offices, warehouses, cafes. Commercial projects add fire safety requirements, higher loads on the networks and often a fixed opening date that the whole schedule is built around. What buildings we build is on the commercial construction page.

Local specifics in Batumi
Batumi has many small crews that do one job well: masonry, tiling, roofing. Finding them is not hard; tying them together is. Without an overall schedule the window installer arrives before the openings are ready, and the electrician waits for the screed to be finished. A general contractor holds this chain together and knows which local crews actually turn up on time.
The climate also shapes the schedule. Rainfall is over 2 400 mm a year and the wettest months on the coast fall in autumn and winter, so we try to do concrete, roofing and facades in dry spells and leave interior work for the rainy season. Utility connections in Adjara take weeks and sometimes months, so we submit the applications early, while the shell is still going up.
Materials and brands
We buy all materials against the schedule of materials from the estimate: ready-mixed concrete with a delivery note for every truck, marked rebar, blocks, roofing, windows and finishes to the agreed product codes. The documents you receive: a contract with the price and duration of each stage, the estimate, the works schedule, the works log, concealed works records with photos, stage acceptance records, data sheets and certificates for materials and equipment, as-built drawings of the services and guarantee letters.
What makes up the cost
Timeline: a private house under general contracting usually takes 8–14 months from contract to handover, excluding design and permit
- house area, technology, finish level and the plot
What raises the cost
- a difficult plot: slope, narrow access, weak soil
- many specialists and complex systems
- a tight completion date
- premium finishes and non-standard solutions
What lowers the cost
- a standard design and a simple house shape
- a plot with access and utilities nearby
We prepare the exact estimate from measurements and photos. It’s free and comes with no obligation.

Questions and answers
How much does general contracting for a house cost?
Building a house under general contracting to white frame costs from 1 050 ₾ per m², a masonry shell from 690 ₾ per m², a mid-range turnkey house from 1 680 ₾ per m². If you have your own contractors, the general contractor role costs from 3 480 ₾ per month. The final cost is set from the design, after a site visit and an agreed estimate.
How is a general contractor different from technical supervision?
A general contractor builds and is responsible for the result: schedule, procurement, crews, quality and deadlines. Technical supervision builds nothing; it works for the client and checks whether concealed works are done correctly and match the design. These are different roles, and it is better not to combine them in one person. If you want an independent check on our site, we will give your engineer access to the site and the documents.
Is general contracting more expensive than hiring crews yourself?
On paper general contracting is usually slightly more expensive: the price includes management, procurement and responsibility for the junctions. When you hire separately, you pay in other ways: with your own time spent on scheduling and buying, with idle time when one crew waits for another, and with rework at the junctions that nobody answers for. For owners who live outside Georgia, general contracting is usually the calmest option.
Are you responsible for subcontractors?
Yes. We choose the specialists ourselves, sign contracts with them and answer to you for their work just as for our own. If a pool built by our subcontractor starts leaking, you come to us. There is one exception: connections to the city networks are made by the water, power and gas companies themselves, and we cannot answer for their deadlines, although we prepare the applications in advance.
Can a general contracting build be run from another country?
Yes, and many of our clients do exactly that. The contract is signed remotely or by power of attorney, stages are accepted over video call, and payment for a stage goes only after the signed record. A photo and video report arrives once a week, and we send a fresh Public Registry extract before every important step. Coming over for the handover is convenient, but not essential.
