Luxury property in Batumi: location, building, service and a discreet deal
Luxury property in Batumi means penthouses and large apartments in the best buildings by the sea, villas on the slopes and rare mansions in the Old Town. You pay here for what no renovation can add: location, view, build quality and quiet. We shortlist properties for your brief, split the price into location, building and finish, check the documents, the building and the service, and handle the deal without unnecessary publicity.
What to know about the district
The most expensive apartments are on the upper floors of high-rises on the New Boulevard and Khimshiashvili Street, with views of the sea and mountains. What matters here is whether the next construction project could block the view and how much short-term letting goes on in the building.
Villas and large houses are built on the slopes of Makhinjauri, the Green Cape, Gonio and Kvariati. These areas have been inside the Batumi city limits since 2011; the view of the bay opens up from above, but the house needs a reliable road and well-thought-out drainage.
In the Old Town a luxury property may be a restored mansion or an apartment with high ceilings in a heritage-listed building. There are few of them, and renovation and alterations there are agreed under special rules.

Luxury property in Batumi is a small market: penthouses and large apartments on the upper floors of the best buildings by the sea, villas on the slopes overlooking the bay, rare mansions in the Old Town. The price per square metre is noticeably above the city average, and it pays for what no renovation can add: location, view, build quality and quiet. We shortlist such properties so that you pay for exactly that, not for the word “luxury” in a listing.
Luxury property in Batumi: what lies behind the word
Listings call almost any new building with a pool and a lobby “luxury”. We look at other things: where the building stands and what is in front of it, who built it and how it looks a few years on, what service it has and who the neighbours are. A 150 m² apartment in an ordinary building by the highway is still just a large apartment, even with an expensive renovation.
Villas are a category of their own. Here luxury is made up of the plot, the view and privacy: how well the house is screened from neighbours and the road, how you reach it in a downpour, who else could build lower down the slope and block the view. How villas are chosen is explained on our page about buying a villa.
What you pay for in the price
The most expensive part of a luxury property is what cannot be changed. The seafront, a view that the next construction project will not block, a high floor with open sky, a large terrace, a quiet plot. Everything else, from finishes to furniture, can be changed in a few months, and there is no point overpaying for someone else's taste.
So we split the price into parts: how much is location and view, how much the building, how much the renovation and furniture. We compare with sales of similar properties rather than with listing prices: deals in this market are few, and the asking price is often well above the price at which the property actually sells.
The building and the service
In a premium complex you buy not just an apartment but the way the building lives. We look at the management company, security, the condition of the lifts, pool and common areas, as well as the service charge and how it has risen in recent years. If the building has a lot of short-term letting, the lobby will be busy with suitcases all summer, and for some buyers that is a deciding minus.
The engineer inspects the façade, the windows and their seals, the roof and terraces, air conditioning and ventilation, and in a penthouse everything to do with the top floor as well. What to check there is covered on our page about penthouses. If you are planning a complete redo, we discuss a premium renovation before the purchase; more on our page about premium renovation.
A villa: the plot, the road and the services
For a villa we check the plot against the extract from the Public Registry, the boundaries on site, access from a public road, retaining walls and drainage on the slope. We find out where the water comes from, whether there is gas, whether the power supply is enough for a pool, air conditioners and underfloor heating. A technical inspection of a house before purchase starts from 1 200 ₾ and includes a report with photos.
We also look at what is around it. What may be built on neighbouring plots, whether a house might appear lower down the slope in a year, who clears the road and the settlement's gutters. For a villa these questions rank alongside the price.
Privacy and the deal itself
Many sellers and buyers of expensive property do not want publicity. Some properties are sold without open listings, and viewings are arranged by appointment. We organise viewings without unnecessary people and share documents only with those taking part in the deal.
Banks check money for an expensive purchase more closely: they will ask for documents on the source of funds, and the transfer may take several days. We plan for this in advance; more on our page about transferring money for a purchase. Legal support for the whole deal starts from 2 220 ₾.
Residence permit, taxes and resale
A luxury property almost always clears the residence permit threshold: since 1 March 2026 that means property worth more than 150 000 dollars according to an accredited valuer. Residence permit support through property starts from 840 ₾ excluding state fees; the procedure is described on our page about a residence permit through property. Property tax for families with an annual income above 100 000 lari is worth including in the calculation in advance.
On the way out, there are fewer buyers for a luxury property than for an ordinary apartment, and the sale can take months. Properties with something that cannot be repeated sell faster: the seafront, a protected view, a large terrace, a quiet plot. That is exactly what we check when you buy.
How much luxury property search costs
Property search for a fixed fee starts from 5 400 ₾. A technical inspection of a house before purchase starts from 1 200 ₾, a legal due diligence check from 960 ₾, legal support for the deal from 2 220 ₾, residence permit support through property from 840 ₾ excluding state fees.
The final price is set after we review your brief and agree the scope of work. The registry fee, the notary's charges and state fees are paid separately.
Questions and answers
How much does luxury property search in Batumi cost?
Property search for a fixed fee starts from 5 400 ₾. A technical inspection of a house before purchase starts from 1 200 ₾, a legal due diligence check from 960 ₾, legal support for the deal from 2 220 ₾.

What counts as luxury property in Batumi?
We count as luxury the properties where the location itself is rare: the upper floors of the best seafront buildings with a view that will not be blocked, villas on the slopes with a view of the bay and privacy, rare mansions in the Old Town. The building's service and construction quality must match.
A large apartment with an expensive renovation in an ordinary building by the highway is still just a large apartment, even if the listing says “luxury”.
Why do the listing price and the real price differ so much?
In the expensive property market there are few deals, and sellers often set the price with a margin. A property can be on sale for months and then sell for noticeably less.
So we compare with real sales of similar properties and split the price into location, building and finish. That is the main argument in negotiations.
Can I buy an expensive property without publicity?
Yes. Some properties are sold without open listings, viewings are arranged by appointment, and documents are shared only with those taking part in the deal.
Banks, however, check the source of the money more closely than for an ordinary purchase and may ask for documents on income or the sale of other assets. So we prepare such documents in advance so that the transfer does not hold up the deal.
Is a residence permit granted for luxury property?
Yes, if the title is registered to you and the market value in an accredited valuer's report is above 150 000 dollars. A luxury property almost always clears this threshold comfortably.
The residence permit is issued for a year and renewed while the property is yours, and on its own it does not make you a tax resident. Support starts from 840 ₾ excluding state fees.
