Can you legally let an apartment by the night in Batumi?
Yes, it is not banned. Paying tax on the income and following the building rules make it legal. The tax regime for daily letting is best chosen with a consultant before the first bookings, as there is no single interpretation for it.
Yes. Letting apartments by the night is common in Batumi, and it is not banned. Two things make it legal: paying tax on the income and following the rules of the building where the apartment is.
Tax on daily letting
The owner pays the tax. For ordinary residential lets under the 2026 rules there are two regimes: 5 % of the whole rent with registration as a landlord, or 20 % of income minus expenses. For daily letting there is no single interpretation: some consultants apply the residential letting rules to it, others do not. So the regime is chosen with a tax consultant before opening the calendar, and for each booking the amount, the platform commission and the payout are recorded. Can you let by the night in any building
In many Batumi complexes daily letting is the norm, but the management company sets the procedure: guest registration at reception, key handover, quiet at night, pool access. In residential buildings without a reception the rules are simpler, but neighbours are entitled to complain about noise and strangers in the entrance. We read the rules before purchase if the apartment is bought for letting. If the contract with an aparthotel operator obliges you to let only through it, letting on your own would breach the contract. How we run such letting is described on the page about managed daily letting.
