How long does registering an apartment in the Public Registry take?
From the day of submission to four working days. The deadline is chosen when the documents are submitted, and the fee depends on it. If there is a mistake in the documents, the registrar suspends registration and the deadline shifts.
Ownership can be registered in the Public Registry on the same day, within one working day or within four working days. The deadline is chosen when the documents are submitted, and the fee depends on it: the faster, the more expensive. Documents are accepted at a Public Service Hall, by a notary and online.
How long registration takes if there is a mistake in the documents
Registration is most often delayed by mistakes in the documents: a typo in a name or passport number, a wrong cadastral code, a missing signature of one of the owners, a power of attorney without the necessary powers. The registrar may suspend registration and ask for corrections, and then the deadline shifts. So we check everything before submission: passport details, the property code, the area, spouses' consents if needed. After registration we get a fresh extract and check that the buyer is recorded as the owner and old encumbrances have been removed.
When an apartment cannot be registered yet
In a building under construction an apartment is not listed in the registry as a separate property. First the building is commissioned and registered, then the apartments are registered and the rights transferred to buyers. Until then the buyer has a contract with the developer and payment documents. More about the procedure and fees on the page about registration in the Public Registry, and about the documents we check before submission on the page about document checks.
