Property valuation in Batumi before a sale: market price and the valuer's report
Valuing an apartment for sale in Batumi comes in two kinds. A market valuation from real deals sets the starting price and your minimum price after tax. An accredited valuer's report is needed by a buyer for a residence permit, by a bank for a mortgage, or by you for an inheritance or a dispute. We do the market valuation when selling and order the valuer's report when it is needed. Report from 330 ₾.

Valuing an apartment for sale in Batumi means two different jobs, and confusing them is costly. The first answers the question of what the apartment will actually sell for in the coming months. The second is an accredited valuer's report, which a buyer needs for a residence permit, a bank for a mortgage, or you for a dispute or an inheritance. We do both: we work out the market price from deals and, if needed, order the valuer's report.
Property valuation in Batumi before a sale: two different valuations
Every apartment has three prices: the one the owner wants, the price in the listing and the price in the contract. A market valuation brings them as close together as possible before the first viewing. We do it as part of the sale: it sets the starting price and the way you will negotiate.
An accredited valuer's report is an official document stating the market value in lari. For the deal itself it is usually not needed, but it is useful if the buyer is purchasing for a residence permit or with a mortgage, if heirs or spouses are dividing the apartment, or if a confirmed value is needed for a bank or a court.
How we work out the market price
We start not with listings but with what has sold. We look at deals in your building and the neighbouring ones, how many apartments are currently on sale and for how long, and how far their prices were cut. Then we compare your apartment with them: floor, view, orientation, area per the extract, renovation, furniture and appliances, the state of the building and its upkeep.
| What we compare | How it affects the price |
|---|---|
| View and floor | A sea view that construction will not block and a high floor in a good building are worth more |
| Orientation | West-facing windows by the sea give the sunset but also summer heat; windows onto the courtyard are quieter |
| Renovation and furniture | A fresh renovation helps sell faster, but a buyer rarely pays its full cost |
| Building and service | A well-kept entrance, working lifts and a clear service charge support the price |
| Competition | Dozens of similar apartments in one complex pull the price down |
We look at the documents separately: the area in the extract, whether a layout change is legalised, mortgages. If something is wrong, the buyer will find it anyway and ask for a discount. As a result you get a range: the price at which the apartment will be actively viewed, and the price below which there is no point going once the tax is counted. How the sale proceeds from there is explained on our page about selling an apartment.
An accredited valuer's report: when it is needed
Most often it is requested by a buyer obtaining a residence permit through property: since 1 March 2026 they need a market value above 150 000 dollars according to an accredited valuer's report specifically. The valuation is given in lari while the threshold is in dollars, so an apartment near the threshold may or may not clear it depending on the exchange rate. More on our page about a residence permit through property.
If the buyer is taking a mortgage, the bank does its own valuation. The loan amount is calculated from it, and if the bank's valuation is below the price, the buyer will have to add their own money or bargain again. How banks work with foreigners is explained on our page about mortgages in Georgia.
Why the valuer and the market differ
A valuer works to a method: compares with comparable properties, makes adjustments and writes a report that has to withstand scrutiny. The market is livelier: in summer by the sea a buyer may pay more for the view, and in winter bargain harder. So the valuer's report and the actual deal price can differ in either direction.
If the report is needed for the buyer's residence permit, it is better ordered before the deposit. Then you both know whether the apartment clears the threshold, and the deal does not fall through at the last step. Who pays for the report, the seller or the buyer, is up to the parties, and this too is better written into the preliminary contract.
The starting price and what comes next
We set the starting price so that the apartment gets viewed in the first weeks: that is when a new listing gets the most attention. After two or three weeks we look at the viewing reports. If there are few viewings or everyone stumbles over the price, we adjust it rather than wait for the apartment to go “stale”.
If you need to sell fast, the valuation is built differently: we work out what each month of waiting costs and look for a price for buyers with money ready. More on our page about a quick sale.
How much property valuation costs
An accredited valuer's report on market value starts from 330 ₾. The market valuation for sale is part of our work on selling the apartment; the commission on sale is 4–6 % of the price. A consultation with a property lawyer of up to an hour starts from 155 ₾, preparing for sale with photos, video and listings from 390 ₾.
The final price is set after we review the property and agree the scope of work. The time a valuer's report takes depends on the property and the valuer's workload.

Local specifics in Batumi
In Batumi prices depend heavily on the area and the building. On the New Boulevard and Khimshiashvili Street dozens of similar apartments are on sale in one complex, and the price difference often comes down to view, floor and condition. In the centre and the Old Town there are fewer apartments, and each is compared with only a few similar ones.
The exchange rate matters too: many buyers think in dollars, while the valuer's report is issued in lari. For an apartment near the residence permit threshold this is important, so we order the valuation closer to the deal.
The season shows: in summer by the sea there are more buyers and viewings, while in winter people buy less often but more decisively. We choose the starting price with the month of going to market in mind.
Materials and brands
What we need from you: an extract from the Public Registry or the cadastral code, the apartment's plan, photos of every room and the view from the window, information on the renovation and furniture, the building's service charge, and the price and date of your purchase for the tax calculation. The valuer's report needs access to the apartment. You receive a list of similar sales, a price range for the listing, your minimum price after tax and, if ordered, an accredited valuer's report on market value in lari.

Questions and answers
How much does an apartment valuation in Batumi cost?
An accredited valuer's report on market value starts from 330 ₾. The market valuation for sale is part of our work on selling the apartment; the commission on sale is 4–6 % of the price. If you only need a lawyer's consultation on the documents, it costs from 155 ₾ per hour. The final price is set after we review the property and agree the scope of work.
Do I need a valuer's report to sell an apartment?
For the deal itself, usually not: the parties set the price themselves. A report is needed if the buyer is obtaining a residence permit through property, if heirs or spouses are dividing the apartment, or if the value has to be confirmed for a bank or a court. A buyer with a mortgage gets the bank's own valuation.
Why does the valuer's figure differ from the sale price?
A valuer works to a method and compares with comparable properties, while the market reacts more freely: the season, the view, the seller's urgency, competition in the building. So the report and the actual deal price can differ either way. For a residence permit what counts is the report, not the price in the contract.
What if the buyer's bank values the apartment below the price?
The bank lends against its own valuation, so the buyer pays the difference from their own money or proposes a lower price. To keep this from derailing the deal, we write into the preliminary contract a deadline for the bank's decision and what happens to the deposit if the valuation comes in lower.
How can I tell if the listing price is too high?
From the viewings. If in the first two or three weeks there are few calls and viewings, or every buyer stumbles over the price, the market is not accepting it. We send a report after each viewing, and it shows whether to hold the price or change it. Delaying the decision is costly: the apartment goes stale, and bargaining gets tougher.
