Batumi property investment strategies differ not only in their source of money but in how much of your time they take, when the first income appears and how you exit them. The same sum can work in an apartment let long-term, in a studio by the sea, in an off-plan apartment or in a plot. We help you choose a strategy for your budget, term and willingness to be involved, and then calculate it on specific properties.
Batumi property investment strategies: where to start choosing
We start with four questions. How much money are you prepared to invest in total, including fees, renovation and furniture. In how many years might you need it. How much time are you prepared to spend yourself, or will you hand everything to a manager. How calmly will you take a year in which income turns out below plan. The answers decide which strategies are worth considering at all.
The order of steps from the goal to the deal is covered on our page about how to invest in Batumi property.
The strategies in one table
| Strategy | When income appears | How much of your time | How to exit |
|---|---|---|---|
| Long-term letting | a month or two after buying a ready apartment | little, especially with a manager | selling the apartment, possibly with the tenant |
| Short-term and seasonal letting | from the first season | a lot, or a manager's commission | selling the apartment with a letting history |
| Buying off-plan | after completion and renovation, or on sale | monitoring construction and payments | assignment or sale after completion |
| Flipping | on sale after renovation | a lot during the renovation | sale, with tax within two years |
| Income property | after buying or building the building | a lot, someone is needed on site | selling the building or the apartments one by one |
| Commercial | straight away with a tenant | moderate, little with a manager | selling to an investor with the tenant |
| Land | only on sale or construction | little, but years of waiting | selling to a developer or a family |
Long-term letting
The apartment is let to a tenant for a year or from autumn to summer. Income is even, costs and work are the lowest, and vacancies are shorter. The rate is lower than summer short-term rates, but the apartment does not stand empty in winter. If you have no time to run the rental, long-term rental management costs 15–18 % of the monthly rent. This strategy most often suits a first investment.
Short-term and seasonal letting
A studio or 1+1 by the sea earns most of its revenue in July–September. Income is higher in summer, but so is the work: pricing, messaging, check-ins, cleaning, linen. In winter there are few guests, so many owners combine: short-term in summer, monthly from autumn to spring. Short-term rental management costs 30–36 % of income. The strategy suits those prepared for an uneven year and strong competition in the high-rises by the sea.
Buying off-plan
A bet on price growth by completion or on letting after it. The entry is cheaper and often on a payment plan, but income will not appear soon, and nobody guarantees price growth. It suits those who have time and a margin for delay. How to calculate such an investment is explained on our page about off-plan investment.
Flipping
Buying an apartment in poor condition, renovating and selling it. The profit appears only on sale, and the margin is thin: tax, commission and months of waiting eat a noticeable part of it. It suits those who understand renovation or are prepared to entrust it to an estimate. More on our page about flipping.
Income property, commercial and land
These are strategies for those with more money at entry and more patience at exit. An income property gives control over the building but needs someone on site; more on our page about income properties. Commercial property with a good tenant earns money straight away, but empty premises may stand vacant for months; more on our page about commercial property investment. Land gives no income and is bought for future construction or price growth.
Personal use and a residence permit
Many people buy an apartment to live in part of the year and let it the rest of the time. That is fine, but every week of your holiday in July is a week without the most expensive booking, and the calculation has to account for it. If the goal is a residence permit through property, the property must be worth more than 150 000 dollars according to an accredited valuer's report, and that narrows the choice.
Strategies can be combined: for example, one apartment long-term for steady income and one by the night by the sea. But for a first investment one clear strategy is simpler than two half-calculated ones.
How much choosing a strategy costs
An investment consultation on choosing a strategy starts from 390 ₾. An investment calculation with a property shortlist starts from 1 200 ₾, and a property search for a flat fee from 5 400 ₾. Long-term rental management costs 15–18 % of the monthly rent, short-term rental management 30–36 % of income.
The final price is set after we review the task and agree the scope of work. We do not promise income: we show how a strategy works on specific properties.

Local specifics in Batumi
In Batumi the strategy depends a lot on the district. By the sea, on the New Boulevard and Khimshiashvili Street, short-term letting is stronger; in the centre and residential neighbourhoods long-term; along the Airport Highway there are many new buildings at different construction stages.
The season here is short and bright: from July to September apartments by the sea fill up, while in winter there are few guests. Any strategy based on letting has to survive the winter, otherwise it rests only on summer figures.
Outside the city, in Makhinjauri, Gonio and Kvariati, people invest in houses, villas and plots on the slopes. The season is even shorter there, and the road, the slope and the utilities decide a lot.
Rules are part of the strategy too: in 2026 the residence permit threshold and the property tax changed, and the choice of properties for a residence permit has narrowed.
Materials and brands
What we need from you: your budget and currency, the term after which you may need the money, how much time you are prepared to spend yourself, whether you will use the apartment personally and whether you need a residence permit. You receive a comparison of two or three strategies for your task, an estimate of income, time and exit for each, sample properties and a calculation for them if ordered, and a plan of next steps. The consultation can be held by video call.

Questions and answers
How much does a consultation on choosing an investment strategy cost?
An investment consultation starts from 390 ₾: budget, term, involvement and a comparison of strategies. If you need a calculation on specific properties, an investment calculation with a shortlist starts from 1 200 ₾, and a property search for a flat fee from 5 400 ₾. The final price is set after we review the task and agree the scope of work.
Which strategy suits a first investment?
Most often a ready apartment for long-term letting: income starts quickly, costs and work are lower, and the risk is clearer. Short-term letting by the sea earns more in summer but needs more work and gives an uneven year. Buying off-plan and flipping need time and a margin, so they are chosen less often for a first investment.
Can I live in the apartment myself and let it?
Yes, many people do. But every week of your holiday in the high season is a week without the most expensive booking, and the calculation has to account for it. If you come in winter and let it in summer, the loss is smaller. We choose the letting format so that the apartment suits both you and the guests.
Which strategy suits me if I need a residence permit?
A residence permit through property is given when buying a non-agricultural property worth more than 150 000 dollars according to an accredited valuer's report. This narrows the choice: studios and small 1+1s often do not reach the threshold. Large apartments and houses are suitable, and we then choose the letting strategy for that kind of property.
Can several strategies be combined?
Yes: for example, one apartment long-term for steady income and one by the night by the sea. This spreads the risk but needs more money and attention. For a first investment one clear strategy is simpler than two half-calculated ones. A second is added once the first is already working.
